The Rodeo Capital of Texas offers a small, hometown feel
Everything is bigger in Texas, and the personality of Mesquite Highlands is no exception. With the arrival of the Texas and Pacific Railway in 1873, this former farming hub became a busy frontier town overnight. Though it’s changed a bit since then, historic Texan traditions like the Mesquite Championship Rodeo and its title as the Rodeo Capital of Texas remain. The community continues to grow and has become as prominent and unique as its authentic Texan heritage. “This feels like a real hometown, and you don’t often get that feeling in the bigger cities,” says Lisa Haar, a Realtor at Epps Realty since 2014. “You can go next door and borrow sugar from your neighbor. We shut down streets for trick-or-treaters at Halloween and pitch in for candy and such. Mesquite has a great feeling to it.” The area offers a range of local and chain restaurants, a well-known mall, a strong school district and proximity to Dallas and Lake Ray Hubbard.

Black Elementary School offers a student leadership team, and Agnew Middle School enjoys a student-teacher ratio of 15-to-1. The schools have B-minus and B scores by Niche, respectively. Mesquite High School also garners a B Niche score and is within walking or biking distance. Downtown is 1 mile away and is mostly known for Front Street Station, where the Mesquite Farmers Market showcases regional produce ripe for the picking. “Everyone here truly loves supporting the small businesses downtown,” Haar says. “We even have a Small Business Saturday in the fall. A lot of businesses have been owned by the same families for years, like Mesquite BBQ. That’s probably my favorite restaurant.” On East Davis Street, Mesquite BBQ serves a loaded baked potato topped with brisket. Kroger, 2 miles away, is the closest option for groceries. However, Target, Walmart and Sprouts can be found at Town East Mall, which is an additional 3 miles north.
