Just south of Miami Gardens, Bunche Park draws its name from the eponymous park that serves as a gateway to the community. “It’s a very small community within the city,” says Broker Ariel Lopez with Island Living Realty, who has been selling homes in the neighborhood for 12 years. “Bunche Park has a quiet, suburban feel right in Miami’s heart.” The ranch-style houses here are quintessential Miami - bright splashes of eclectic pastel color on neat, palm-speckled lawns. With its newly renovated recreation center and its favorable proximity to Hard Rock Stadium and South Beach, Bunche Park is a South Florida neighborhood on the rise.
The bright colors of northern Miami
Bunche Park is a Miami neighborhood through and through. Many single-family ranch-style homes sit on sizeable lots, vibrant summer orange paint blazing amidst the green of the well-maintained lawns. “The main reason people like this area is the price point. You get more house for your buck here,” Lopez says. Much of the community was constructed in the 1950s, and as such houses may require maintenance. Typically, homes are priced between $400,000 and $550,000, depending on the status of renovations. These prices make properties in the neighborhood a hot commodity. “If they’re priced right, they sell in 45 to 60 days,” Lopez adds.

Bunche Park - the namesake of the community
Bunche Park, which the neighborhood is named after, has a newly renovated two-story recreation center. The building features a multipurpose gymnasium, indoor elevated running track and meeting rooms. Outside are two outdoor basketball courts, an artificial turf football field and a shaded playground. The facilities are as brightly decorated as the houses, and the park is monitored with mounted surveillance cameras by the Real Time Crime Center, providing residents with an extra sense of safety. On Floridian summer days, locals beat the heat at the Bunche Park Pool . Access to the park is free, while a nominal fee applies when visiting the pool.

Hitting the books in Bunche
Both Bunche Park Elementary School, which Niche rates a C-plus, and North Dade Middle School, which earns a C, are within walking distance of most homes in the neighborhood. North Dade Middle is an authorized international baccalaureate school, while Miami Norland Senior High School, scores a C-plus and offers a biotech and forensics magnet program to area students.

Bunche Park residents are a mere 3 miles from cheering on the Dolphins at Hard Rock Stadium in Miami Gardens. While bus lines cut through Bunche Park on NW 22nd Avenue, the most reliable option for residents is driving. “You’re very close to Palmetto Expressway, so on a good day you’re maybe 20 minutes from downtown Miami and 30 minutes from South Beach,” Lopez says. Access to Interstate 95 is also available, with Miami International Airport just 15 miles down the highway.

A north Miami neighborhood on the rise
Bunche Park promises a suburban atmosphere right in the thralls of Magic City. Compared to neighboring communities, the brightly painted ranch-style houses here are primed for renovations. “There’s been lots of improvement of the houses and the neighborhood for the past 10 years,” Lopez says. “You have easy access to highways, good schools, quiet neighborhoods. It’s right there in the heart of it.”
