A South Florida suburb connected to metro shopping
Ives Estates is a South Florida neighborhood of mixed subdivisions with palm trees and live oaks lining the streets that branch off the community winding main road. At the heart of the neighborhood is a plaza for casual shopping and dining, but thanks to nearby Aventura, Hollywood and Hallandale Beach, additional high-end options are never far away.
Coldplay, Shakira and the Miami Dolphins at Hard Rock Stadium
Ives Estates is less than 5 miles from major Miami area attractions like Hard Rock Stadium. The premier sports destination is home to the Miami Dolphins and seats up to 65,326. In addition to a consistent calendar of Dolphins and college games, the stadium is a venue for nationally acclaimed artists. Prospective residents should note that with big events comes heavy traffic.
Gulfstream Park Casino is about 3 miles from Ives Estates. The entertainment hub is a primary draw to Hallandale Beach, right by the Intracoastal Waterway. The destination’s chief attractions are thoroughbred horse racing, a state-of-the-art casino with over 800 slot machines and a ritzy shopping plaza with several restaurants, including Texas de Brazil, an upscale Brazilian steakhouse chain.
Midcentury ranchers and 1990s Spanish Revivals
List prices in Ives Estates begin with the neighborhood’s original condominiums, built in the 1970s and ‘80s. Units in these low-rise buildings typically range from the low $100,000s to the high $300,000s. New construction townhouses are more expensive, ranging from $450,000 to the high $600,000s. Most of the neighborhood’s single-family homes are 1950s and ‘60s ranch-style houses that cost between $500,000 and $800,000. In the 1990s, the Spanish Revival style was all the rage, and several subdivisions were built with stucco-sided, terracotta-roofed homes that largely fall within the same price range as their midcentury neighbors. New construction houses, with their contemporary, sleek exteriors, cost between $800,000 and the high $900,000s.

From casual dining along U.S. 441 to upscale shopping at Aventura Mall
Good eats aren’t hard to come by in Ives Estates. The neighborhood is bound by main thoroughfares like U.S. Route 441 and Ives Dairy Road, which are lined by eclectic, locally owned spots, such as Awash Ethiopian Restaurant. Named after an Ethiopian river, Awash is a family-owned eatery popular for homestyle Ethiopian cuisine. Chef Creole Seasoned Kitchen serves Creole classics down the street, but most head there for the signature spiced-up seafood. Winn-Dixie is right in the neighborhood shopping plaza, RK Centers.
Aventura Mall – the fourth-largest shopping mall in the United States — is just 3 miles west of Ives Estates. Walking through the expansive and airy indoor shopping mecca is home to more than 300 stores, and more are on the way with the recent addition of a two-story Saint Laurent boutique and the anticipated arrival of Eataly in the spring of 2025. And shopping there takes visitors past various contemporary art installations, from multicolored, multipatterned hanging square screens to bronze sculptures that double as benches.
