A small pocket tucked behind the banks of the Miami River, Sewell Park is described as “up-and-coming” by Shannon Karim, a realtor associate who has been selling in the area for 4 years. With Miami International Airport, boat marinas, the neighborhood’s namesake park and Little Havana’s vibrant cultural scene nearby, it’s easy to see why. Karim adds, “A lot of people in the medical field also live in that area because of the major hospitals and research centers on the other side of the river.”

Palm trees surround diverse housing options

The tiny neighborhood’s southern end is lined with an eclectic mix of Mediterranean-style homes, colonials, ranch houses and bungalows. The size of the yards is as diverse as the homes. In some instances, buyers will see the houses sitting within mere feet of each other along narrow roadways, while others sit on lots reaching a third of an acre accentuated by palm trees and shrubbery. Prices for one of Sewell Park’s single-family homes range from $420,000 to $550,000. Closer to the water, high-rise condos become the primary option. The two-bedroom properties, priced anywhere between $350,000 and $450,000, often feature balconies to provide riverfront views and come with a host of amenities like pools, gyms and business centers. “It’s much more affordable than many of the more densely populated areas in Miami like Midtown or the Design District,” Karim says.

Specialty markets and shops in Little Havana

Local and chain restaurants mingle in the small La Cubana Shopping Center. Locals can make a quick stop for snacks at the Latinos Miami Supermarket and Grill. Grab a pastry or sandwich from New Latin Amer Food & Bakery or enjoy authentic Salvadoran cuisine at Polaris Cafeteria. There’s also a Fresco y Mas less than 2 miles west of the neighborhood for additional grocery essentials. Just a few blocks away from the heart of Sewell Park is Little Havana, where locals can soak up the Cuban culture on full display through art galleries, murals, cafes with walk-up windows and cigar shops. To reach larger shopping centers with well-known national retailers near downtown Miami, residents will need to make the 4.5-mile trip east along FL-836.

Sights and sounds of Carnaval

During Carnaval Miami, which takes place every march, visit Little Havana for the Calle Ocho Musical Festival. Take in the sights and sounds of Carnaval-themed costumes and dances, big-name entertainers and classic Cuban food. The celebration has been a staple for more than 40 years and takes over 15 city blocks in Little Havana.

Specialized magnet programs at Miami Jackson Senior High

Students living in Sewell Park are zoned for Miami-Dade County Schools. They’ll attend Citrus Grove Elementary and Middle schools, which have C-plus and C ratings from Niche, respectively. After filtering into C-rated Miami Jackson Senior High School, students can enroll in the international business and finance magnet program. Other specialized programs include sports media, agriscience technology and culinary arts. There are also more than 40 extracurriculars and clubs available to students.

Once the site of a tropical garden, Sewell Park is lushly landscaped with plenty of tree cover. The sprawling branches canopy the large playground and trails where people can bike or walk with their dogs. Grassy knolls and benches near the river allow locals to relax and watch as boats go by. If you want to get out on the water, there’s a launch for canoes and kayaks. After major renovations, Fern Isle Park and its historical swing bridge reopened to the public in 2022 with a new shaded playground and lighted walking paths along the Miami River. The basketball court and baseball field are popular spots for pickup and recreational league games. People looking to get out on the water should drive over the Northwest 17th Avenue Drawbridge to take advantage of numerous marinas lining the Miami River.

Professionals within a mile of hospital campuses

Less than a mile outside Sewell Park, employees working at the University of Miami Health System or Jackson Memorial Hospital will have an easy commute across the Miami River. Miami-Dade Transit has a stop along NW 17th Avenue with routes that can connect locals to Miami International Airport, less than 5 miles away, or the heart of downtown Miami.
