This main thoroughfare is the centerpiece of a jam-packed Oceanfront area in which award-winning restaurants are tucked in between a collection of luxury condos and hotels. It all comes against the backdrop of glistening blue water, courtesy of the Atlantic Ocean. This slice of South Florida is thoroughly walkable, too, so hopping from home to the boardwalk to the sand and to one of the myriad restaurants here is a breeze. “We are in the middle of Miami, very close to South Beach, the Design District and airports,” says Jorge De Los Rios, an agent and owner at Suncoast Beach Realty, Inc. “That’s very attractive to a lot of people.”

Bon appétit in this waterside retreat
Oceanfront is loaded with places to eat, from brunch to lunch to late night. Locals can start their day with a smoothie and crepe from Bon Bouquet Cafe or scoot over to the waterfront Cafe Bernie to have a grilled mahi sandwich for lunch. Lola Restaurant & Grill’s art deco dining room provides a cozy and warm setting for enjoying a steak at dinner. The day doesn’t have to end thanks to places like Beaches Bar and Grill, a dive bar open until 5 a.m. Multiple houses of worship are among the other conveniences in the neighborhood, including the synagogues Congregation Kol Eliyahu and Vendome Place Minyan. And people can head just outside the neighborhood for more amenities, like the Publix at North Shore and the Triton Supermarket.

Paradise at the right price
This area includes a medley of annual and seasonal residents, including retirees who have a second property here. Condos dominate the neighborhood housing inventory. And though there are some eight-figure options well over 4,000 and 5,000 square feet, that’s not all that’s available here. “I think you have the best of both worlds,” says local Realtor local Realtor Evan Feig of Keller Williams Elite Properties. “Some of the older buildings are still very affordable.” There are options here tagged in the $200,000s and $300,00s for a studio or one-bedroom. All homes in Oceanfront are a relative stone’s throw from the beach and many have been renovated, says Fieg, a longtime Miami-area resident. Many of the condo buildings come with community amenities like laundry facilities and fitness centers, too.

Events to enjoy, year-round
Oceanfront’s location within Miami Beach and the rest of the wider Miami area places residents close to the cornucopia of events around the region. The list spans from the four-day South Beach Jazz Festival in January, which includes several performers across multiple venues, to the three-day Art Basel in December, an iconic and jam-packed contemporary art festival. Locals can peruse gatherings like the Lincoln Road Farmers Market on a weekly basis — the market is an all-day affair each Sunday, and is loaded with produce and handcrafted goods from local merchants.
Beachfront galore
Oceanfront residents have a front-row seat to some 3 miles of fluffy white sand along the Miami Beach coast. “You see a lot of people riding their bikes,” says De Los Rios, who has more than two dozen years of experience. “This is definitely a walking community.” Beach access is available at Indian Beach Park and 36th Street Park. A portion of the 7-mile Miami Beach Boardwalk runs through Oceanfront as well, providing an ever-present opportunity for exercise in the sun. It’s a big attraction, Fieg says.

Reaching the rest of the region is a relative breeze
Commuters in this area can use the thoroughfare of Collins Avenue to reach 41st Street and then the Julia Tuttle Causeway to traverse Biscayne Bay and reach Miami proper in a trip of just several miles. South Beach is even closer, a straight shot down Collins Avenue. “It’s easy access to both South Beach and to shoot over the Causeway to be in the Brickell area,” Feig says. “So, you have quick access to various shopping and some of the finer restaurants in and around the Miami area.” Fieg adds that locals can reach other locales like Surfside and South Beach in just about 15 minutes, too. There are multiple stops in Miami-Dade County’s Metrobus system around Oceanfront, too.

Local schools are well-regarded
The Miami-Dade County Public Schools system serves students in Oceanfront. The district allows children and their families to apply for the campuses of their choice, but the school kids here are specifically zoned for include North Beach Elementary, which has an A-minus rating on Niche and offers enrichment classes in everything from yoga to robotics. Then students can move on to the B-rated Miami Beach Nautilus Middle, which encompasses dedicated robotics/coding and culinary arts programs, plus a music academy. The B-rated Miami Beach Senior High is next up, where there are several academies, including The Academy of Marine and Environmental Science and The Academy of Information Technology.
