The growing urban community of Park West is in the heart of Magic City on the shores of Biscayne Bay. This community features a blend of luxury condo towers and is home to Maurice A. Ferré Park, known for its bayfront and skyline views. The green space anchors Park West alongside the Pérez Art Museum and the Phillip & Patricia Frost Museum of Science. "Things are changing in Miami, and Park West is at the center of that," says Darin J. Feldman, owner and operating director of Insignia International Properties. "It's the last piece of the puzzle to connect Brickell and downtown to the midtown area. Plus, it's not overdeveloped, so residents don't feel swallowed up by the city. Park West’s Y2K leap into luxury
One- and two-bedroom units in the neighborhood's oldest buildings, which date back to 1989, range from $240,000 to just over $410,000. But the area’s shift to a luxury market was a fast one, with upscale, modern buildings cropping up one after one in the early 2000s. The momentum hasn’t stopped, with the already sold-out Paramount Miami Worldcenter coming soon. Across the board, one-bedroom units in newer buildings range from around $500,000 to $1.1 million, depending on views, square footage, number of bathrooms and other factors. Three-, four- and five-bedroom condos range from $1.2 million to $7.9 million. Exceptions include penthouses in buildings like One Thousand Museum, where five-bedroom units can run as high as $23 million.
Academies at Booker T. Washington Senior High
Park West is served by Miami-Dade County Public Schools. Frederick Douglass Elementary and Jose de Diego Middle are graded C Niche. Booker T. Washington Senior High earns a B-minus and has academies in entrepreneurship and finance, hospitality and tourism, engineering and information technology.
Maurice A. Ferré Park
Maurice A. Ferré Park spans 28 lush acres on the neighborhood’s east side, with gorgeous waterfront views. The park doubles as an open-air museum, displaying a combination of permanent and rotating art installations across its picnic-perfect lawns. The bayfront walkway and dog park are popular features. Maurice A. Biscayne Boulevard and Bayside Marketplace
Biscayne Boulevard is Park West's main strip, lined by eclectic restaurants on the ground floor of pedestal towers. Pucci’s Pizza is known for its NYC-style pies. Pierogi One features a casual Polish menu. Southern comfort food is served at Red Rooster. Then, there’s Bayside Marketplace, a waterfront shopping center about a mile down the boulevard. It has ritzy boutiques and eateries like La Industria Bakery and Café, a popular Latin American brunch spot. As for grocery shopping, Whole Foods and Publix are within walking distance. Miami's other trendy neighborhoods, including Wynwood and the Miami Design District, are less than 5 miles away.
Rush hour in Park West
“I’ve been here for 31 years now, and I’ll tell you that checking the time is the first thing I do if I’m going anywhere in the city,” Feldman says. “Rush hour in the afternoon starts at 3:15 p.m. and goes until 6:30 or 7 p.m. You can’t do anything about it. Just plan.” Park West has its own Metromover station for convenient carless commutes along the coast. Access to Interstate 95 is less than a mile away. The closest hospital is UHealth Tower, 2 miles away, and Miami International Airport is 6 miles east.
