Central Miami living outside the city
West Little River’s spacious lots and eclectic houses are central to Miami’s fast-paced lifestyle without being in the thick of it. The neighborhood is just outside the Magic City, right off Interstate 95, less than 10 miles from the beach. “West Little River is on fire right now,” says native Miami resident Richard Deeb, the broker and owner of South Florida Realty. “You’re close to the beaches, Wynwood, MiMo, not to mention I-95 – people don’t have to spend half their day in traffic.” West Little River’s narrow streets are lined by modest homes with fenced-in front and backyards that feature mature palm, live oak and fruit trees. The neighborhood has a small shopping mall, several public schools and various pocket parks.

Vintage midcentury single-family homes
Most homes here are vintage midcentury ranch-style and cottages. Two- to three-bedroom properties range from the low $300,000s to around $700,000. Four- to five-bedroom homes cost between the mid $500,000s and the mid $900,000s. Driveways are standard, and many residents use grassy road verges for extra parking. “Honestly, [West Little River’s] one of the few areas left around the city where you’re going to get a decent-sized piece of land,” Deeb says. “You’re not getting that farther west in Hialeah or Westchester or West Miami where 5,000-square-foot lots are the norm.” Deeb also says the neighborhood’s lack of homeowners associations is a draw. “No one’s going to bother you about your RV or boat.”
Most of the cars are parked in front of the homes or under a small gazebo.
