A lakeside community
Middleton Coastline is a popular neighborhood on the western banks of Wisconsin’s Lake Mendota. “The people here really enjoy being outside, especially in the summer,” says Realtor Laura Callahan of First Weber Real Estate. “Recreation on the lake is huge in the area. Boating, fishing — if it’s on the water, people want to do it.” With excellent schools, a good deal of local shops and restaurants, and a convenient 6-mile commute to downtown Madison, it’s clear why the neighborhood’s housing market is highly competitive.
A mixed bag of home sizes and styles
Prices and housing styles vary greatly on the coastline. Single-family homes in a variety of architectural styles typically range from $300,000 to more than $5 million, with waterfront properties generally starting around the $725,000 mark. Condos are also available from around $150,000 to $750,000, some with amenities like boat piers and kayak racks. Mature trees flank most neighborhood streets, making lots feel secluded. Detached homes feature spacious yards, and homes on the lake have dock access. The market is competitive in this neighborhood, according to Melissa LeGrand, Owner-Broker of LeGrand Real Estate. “There’s been very limited inventory on the lake — I would say in the last two years, there’s only been a handful of properties that have changed hands,” says LeGrand. “I think it’s aspirational to get on the water, and once people are out there, they tend not to leave — they tend to do remodels and things like that. There was one that sold for $1.5 million last year, and it was a complete teardown, so people will pay whatever they have to to get on the water.”
Lake access for all and plenty of neighborhood parks
There is no shortage of recreation in the neighborhood. One spot from which to get on the lake is Marshall Park there’s a public boat ramp, and the park also provides boat and kayak rentals. Volleyball is a popular activity with the adults, and kids love making sandcastles at the small beach. On the neighborhood’s north end, Mendota County Park offers a campground and outdoor basketball courts. For tennis and soccer, Lakeview Park is the spot to go. The park also offers three playgrounds and a splash pad for children, along with a stocked pond with fishing piers. Golfers can hit Bishops Bay Country Club for 18 holes, and during the winter months, residents can use Harbor Athletic Club for indoor workouts.
Great shopping and dining options close to home
Middleton Coastline is home to several local restaurants just minutes from home. Mid Town Pub is a great local spot to become a regular for a Friday fish fry or happy hour specials any day of the week. For a morning pick-me-up, Scooters Coffee gets residents going with hot and cold coffee drinks, smoothies and more. All the necessities can be acquired at various retailers within about 3 miles of home. For groceries, Willy Street Co-Op provides local specialties, while Metro Market has homeowners covered for a more expansive shop to stock up for the week ahead. Anything needed for the home can be found at the nearby Target, and shoppers will love the multitude of stores, from boutiques to national chains, at Greenway Station.
Highly-rated local schools
Most students in the neighborhood attend schools in the Middleton-Cross Plains Area School District, which earns an A-plus grade from Niche. Students often start at Northside Elementary School, graded A by Niche, before heading on to Kromrey Middle School, also graded A, and Middleton High School, graded A-plus. Middleton High was ranked the top public school in Madison and in the top 10 among all Wisconsin schools by U.S. News and World Report in 2024.
Getting around the greater area
Most Middleton Coastline residents will need a car to get around the greater area, as public transportation in the area is limited to bus stops along Century Ave. Getting to downtown Middleton is a matter of minutes, and downtown Madison is an easy drive of about 6 miles along University Ave. The Dane County Regional Airport is within about 12 miles of home.
