Wawayanda, in the western part of New York's Orange County, offers rolling hill and access to New York City and other nearby cities. “Typically, unless you grew up out there, you’re not looking for the city lifestyle,” says Colleen Cushman, a real estate agent with Keller Williams Realty who has sold in the area. Town residents have more space at a lower price than New York City while having access to the more populous Middletown, 5 miles away, for shopping, dining and entertainment. “The suburban lifestyle leads to a more community-based environment,” says Cushman. The Orange County Fair in Middletown brings locals and other county residents together to enjoy live entertainment and vendors. Wawayanda offers an escape from the crowded atmosphere and small spaces of urban environments.

Roads here wind through a landscape of trees. Most homes have a little over an acre of land, but are close enough for residents to be neighborly. Manicured lawns include trimmed hedges and trees. Some homes have in-ground pools and detached garages with long driveways leading to the street. ranches and split-levels range from $310,000 to $490,000, while contemporary farmhouses and Colonial Revivals range from $500,000 to $740,000.

Students served by three school districts

Minisink Valley Central School District, which receives a B from Niche, serves most of the area. Students may attend Minisink Valley Elementary School, which gets a B-plus, for kindergarten through second grade. Next is Minisink Valley Intermediate School, which gets a C-plus, for third through fifth grade. Minisink Valley Middle School and Minisink Valley High School both earn B-plus ratings. Minisink Valley High's extracurriculars include drama club, varsity cheerleading, dance club and cross country. Goshen Central School District, receiving an A-minus, takes up the eastern half of Wawayanda, while the Enlarged City School District of Middletown, receiving a B-minus, serves some homes just past Interstate 84.

Commuters use U.S. Route 6

U.S. Route 6 leads 75 miles south to New York, in a roughly two-hour drive for residents who don't work from home, says Cushman. For medical emergencies, the Orange Regional Medical Center is 8 miles east. New York Stewart International Airport is 25 miles east along Interstate 84. Wawayanda has a few places of worship along Highway 6, including Holy Cross Catholic Church, but there’s also the Middletown Islamic Center near I-84.

Seasonal fruit picking at Soons Orchard

Wawayanda may be a quiet residential area, but residents have shopping and dining close by. Soons Orchard sells resh fruits, locally sourced honey and other farm-fresh goodies. Visitors can stop by to pick fruit or order farm-to-table dinners. Family-owned Bottoms Up Restaurant and Pub serves traditional American fare and offers daily specials. For more options, Middletown has shopping centers full of stores. “Middletown isn’t that far, and they have a really great downtown area,” says Cushman. “You mostly go into Middletown for groceries, and for a special occasion dinner, you go into New York.” Middletown has several malls near Wawayanda, including Cambell Plaza, 5 miles away, where residents can get groceries at ShopRite. Across the street, Middletown Shopping Plaza holds the Middletown Flea Market every weekend. For major shopping trips, Orange Plaza has big-box stores like Walmart and Home Depot. Galleria at Crystal Run is just down the street with chain retailers and department stores like Macy’s and Target.

LEGOLAND 20 minutes away

Shannen Park, Wawayanda’s only park, features large stretches of green space, three playgrounds and two baseball diamonds. Green Ridge Golf Club, 4 miles away, is a public 18-hole with golf leagues and optional memberships. Residents of all ages visit LEGOLAND New York Resort, 13 miles east of Wawayanda, to ride roller coasters, experience seasonal events and walk around towering LEGO creations.

County fair in Middletown

For nearly two weeks in July, the County Fairgrounds are overrun with a petting zoo, circus performers and other forms of entertainment. A giant Ferris wheel lights up the night, and riders can peer down at the Orange County Fair below, spotting their favorite vendors and listening to live music and the distant boom of fireworks.
