Used car dealerships, small community churches and old-fashioned motels line North Verity Parkway in Avalon, a Middletown neighborhood midway between Cincinnati and Dayton. The community is comprised of just under 400 homes, many of which date back to the 1920s when the area was dominated by steel and paper factories. Today, it’s common for residents to find employment in the healthcare or service industries. Middletown’s Economic Development Department is working towards increased commercial activity, bringing new businesses to shopping plazas beside the Little Miami River. North Verity Parkway offers access to the city’s historic Downtown, where there’s everything from restaurants with outdoor patios to an old-fashioned opera house. “I’ve lived here my whole life, and I love it,” says Erin Allen, the Assistant Manager at The Swire Inn Restaurant, adding that it’s the type of place where people stick around for generations, stopping by the restaurant to chat with other regulars after work or attending annual community events like the Holiday Whopla.

Bungalows built during the 1920s
The majority of Avalon’s homes are concentrated in the western half of the neighborhood along wide, sidewalk-lined streets. Architectural styles are characteristic of the 1920s and ‘30s and prospective buyers will find bungalows with small front porches and dormer windows. Detached garages sit at the end of narrow driveways, and chain-link fencing is common. Prices typically hover between $130,000 and $200,000 for single-family homes, but investment properties can sometimes sell for around $50,000. Lot sizes in Avalon average around a quarter of an acre, which means enough room for small gardens or above-ground swimming pools.

Businesses along North Verity Parkway, fast food and historic Downtown Middletown
Business in Avalon is concentrated along North Verity Parkway, where fast-casual dining options include Penn Station East Coast Subs. Just outside the neighborhood’s boundaries, residents will find chains like McDonald’s, Wendy’s and Taco Bell. There’s also a neighborhood CVS, several used car dealerships decorated with red, white and blue curbside streamers and refueling stations. Residents can pick up basic food items and household necessities at Dollar General on University Boulevard. Needlers Fresh Market is another option for groceries right next door.
Downtown Middletown is about 2 miles from Avalon. Here, Main Street and Central Avenue are lined with century-old brick storefronts which are home to an assortment of boutique stores and sit-down family restaurants like The Swire Inn, which is a popular destination for paranormal investigators as well as hungry regulars who often order the Swire Burger with special sauce. “There’s a lot of scary stuff happening in the attic,” says Allen. “I’m usually the one that closes at night. I was upstairs one day, and it sounded like someone was behind me... I looked around, and no one was there.”

Playgrounds, scenic trail access and fishing in the river
The neighborhood shares its name with Avalon Park, which is within walking distance for many residents. The park’s small playground is shaded by mature trees with trunks several feet thick, and bikers and joggers can access the Little Miami Scenic Trail from Miami River County Park to the east. It’s common to see fishermen casting their lines out from the banks of the river and there’s also a fishing pond in Smith Park, which is closer to Downtown Middletown. The park, which spans nearly 100 acres, has a splash pad, extensive walking paths and a skatepark referred to as “Baker Bowl.” Some locals also invest in memberships at the Wildwood Golf Club, which, along with an 18-hole course, also has a pool and clubhouse dining room.
Avalon residents can access the Little Miami Scenic Trail from Miami River County Park.

Rollerblading, hot air balloon rides and performances at the Sorg Opera House downtown
Skateway Middletown, a roller rink and popular birthday party venue, is also located along Verity Parkway. Adult Skate night happens on Mondays and Radio Disney Skate takes place on Wednesdays; admission is $3. Residents can drive Downtown for annual holiday events like the Merry Makers Market and carriage rides on Main Street. There’s also a Santa Parade on the Saturday after Thanksgiving. Throughout December, Smith Park is decorated with thousands of twinkle lights for Light Up Middletown, and July means The Ohio Challenge, a weekend of tethered hot air balloon rides, carnival games and a vintage car show. The Sorg Opera House, which first opened in the late 1800s, still hosts musical performances throughout the year. “A lot of our Friday and Saturday night business at the restaurant comes from shows,” adds Allen.
A recently renovated middle and high school campus
Avalon students are incorporated into the Middletown City School District, where they can start off at Wildwood Elementary School, which earns a C grade from Niche. Sixth graders head to Highview 6th Grade Center, which has a C-minus rating. Middletown Middle and Middletown High School, alma mater of Vice President-Elect JD Vance, sit on the same campus and receive C-minus and C grades, respectively. The high school underwent a series of renovations in 2017, which included the addition of a brand-new arena and all students are eligible for free breakfasts and lunches. “Middletown High School also sometimes holds their plays at Sorg Opera House,” adds Allen and families funnel into The Swire Inn after shows. Miami University Middletown, home to about 2,000 students, is also found just outside the neighborhood.

Interstate 75 to Dayton and Cincinnati
Dayton is about 23 miles—or 30 minutes, depending on traffic—away from Avalon via Interstate 75, a route that also leads to Cincinnati, approximately 40 miles south. Middletown Transit Services (MTS), part of the Butler County Regional Transit Authority System, offers four bus routes throughout the city’s various neighborhoods and commuters can also rely on CincyLink, which connects the Middletown Meijer Supermarket to Cincinnati. Although the Middletown Regional Airport isn’t home to any commercial airlines, it does offer flight training and skydiving opportunities. For long-distance travel, most rely on the Dayton International Airport or the Cincinnati-Northern Kentucky International Airport. Nearby medical facilities include Kettering Health and Atrium Medical Center, which also serve as major employers.
