Rustic Middletown lifestyle surrounded by Sachuest Point nature
Near the southern end of Aquidneck Island, Sachuest is one of the more rural areas in Middletown. Realtor Kathleen Connell of Connell Real Property says the small town is known as a quieter version of Newport. “Middletown is more rural, with lots of farmland, whereas Newport has more of a city atmosphere.” With two nature preserves, miles of sandy coastline and no commercial districts, Sachuest is definitely not an urban neighborhood, but that’s the draw, says Lila Delman Compass Realtor Elizabeth Kirk. “The area is just so pretty,” the 10-year real estate veteran says.
Beaches bookend the Sachuest Point National Wildlife Refuge and Norman Bird Sanctuary
Sachuest Beach, known locally as Second Beach, is a south-facing sandy, swimmable beach overlooking Sachuest Bay. East-facing Third Beach, on the other side of Sachuest Point, is on Third Beach Harbor, near the mouth of the Sakonnet River. The smaller, more sheltered waterfront has gentler surf than Second Beach. Both are pay-to-park between Memorial Day and Labor Day each summer. The Sachuest Point National Wildlife Refuge covers over 240 acres of natural, forested land between the beaches. The preserve’s two recently renovated trails meander in loops through the woods and along the coast. There’s a visitor center with history exhibits and a gift shop on the property, but locals often head right to the trails, where they can spot deer, mink and a myriad of bird species. Newport Equestrian Academy hosts trail rides on the beaches and through the refuge. The organization also offers horseback riding lessons and youth summer camps. The Norman Bird Sanctuary, on the north end of Sachuest Point, is another nature preserve. Sprawled on 325 acres of woodland, it also has a museum and trails. St. Columba's Cricket Club meets for practices and matches at St. Columba's Chapel, an Episcopal church near the bird sanctuary.
Traditional homes on acreage properties
There are fewer than 300 homes in Sachuest, and since most sit far back from the street, surrounded by at least an acre of woods or grassland, it seems like there are even fewer. Housing here is newer compared to other parts of the island. Unlike Newport, where it’s common to see homes built in the 1800s, many of Sachuest’s homes were built in the 1960s, '70s and '80s. “In terms of price, you’re looking at half a million, minimum, for vacant lots,” Connell says. “God’s not creating more land, so lot prices are going to keep going up." Indeed, increasingly rare vacant, buildable lots in Sachuest tend to sell for between $600,000 and $1.2 million. Sales prices for single-family homes can run anywhere from $1.3 million to $6.3 million, depending on a home's square footage, acreage and waterfront access. Sachuest's CAP Index score is 2 out of 10, lower than the national average of 4.
Upscale farm shops on Aquidneck Avenue
Connell says that Middletown is comparable to Newport in that the quieter town also has great local shops and restaurants. “It’s just that those things are walkable in Newport," she says. "If you’re in Middletown, you’re going to drive to get to the grocery store and to restaurants." Aquidneck Avenue is the closest business district to Sachuest, about 2 miles west of most homes. It’s lined with upscale local grocers, like Foodlove Market and Aquidneck Meat & Provisions. Connell recommends Diego’s Barrio Cantina, at the far south end of Aquidneck Avenue, for classic Mexican food, and Pasta Vino, about a mile north up Aquidneck, for Italian cuisine. Sweet Berry Farm, off Mitchell’s Lane just north of the neighborhood, has pick-your-own berry fields open seasonally and a year-round farmhouse chic market/café.
School choice at the elementary level in the small Middletown Public Schools district
The Middletown Public Schools district serves Sachuest kids and offers open enrollment between kindergarten and third grade, meaning parents and their children can apply to attend either one of the two elementary schools in the district: Aquidneck or Forest Avenue. Both elementary schools are within about 3 miles of Sachuest. Aquidneck earns a B-plus from Niche, and Forest Avenue earns a B. Fourth and fifth graders can go to B-rated Gaudet Learning Academy, which shares a campus with the B-plus-rated Gaudet Middle. Older students can go to B-plus-rated Middletown High, which has Career & Technical Education Academies that offer classes in subjects like industrial design, manufacturing, computer science and health.
Rural Middletown is car-dependent
Sachuest's closest Rhode Island Public Transit Authority, or RIPTA, bus stops are more than 2 miles west of the neighborhood, and the closest main road with retailers and restaurants, Aquidneck Avenue, is also over 2 miles away. So residents of Sachuest depend on their cars to get around. Rhode Island Route 138 is about 3 miles northwest of most homes. The highway connects 7 miles north to Portsmouth, a neighboring town on the island. Newport, the southernmost town on Aquidneck, is just over 4 miles southwest. The Newport Hospital is on the north side of the city, only about 3 miles away from Sachuest. The quickest route to Providence, Rhode Island’s capital city and a major regional employment hub, is Route 138 north to Rhode Island Route 24, then farther north to Interstate 195. The 36.3-mile drive, which runs through Massachusetts, can take just under an hour with no traffic.
