Leafy community in the Middletown Township
A drive through Lima will reveal quiet streets shaded by a dense canopy of mature trees and dotted by spacious single-family homes. The unincorporated community is centered around the historic Middletown Friends Meetinghouse, which dates to the early 18th century and served as a station on the Underground Railroad. Today, the meetinghouse remains active, and Lima preserves its rich history in its bucolic farmhouses built in the late 19th century. “It attracts somebody that would want a unique property,” says Alison Centrone, a Realtor with Berkshire Hathaway HomeServices Fox & Roach Realtors with over 20 years of experience in real estate. Besides its charming homes and secluded streets, the community is part of the Middletown Township and offers easy access to U.S. Route 1 to the south and expansive green spaces to the north.

Traditional homes date to the late 1800s
While homes in Lima aren’t quite as old as the historic meetinghouse, they range in age from the late 19th century to the early 2020s. Colonial Revivals and bucolic farmhouses maintain their original charm with features such as wood-burning fireplaces and finished attics, while new traditional homes offer open floorplans and sweeping cathedral ceilings. Homes sit on spacious, tree-lined lots that average just under an acre of land. While Lima’s hilly streets do not have sidewalks, they also rarely attract through traffic. Prices for single-family homes range from around $400,000 for a four-bedroom split-level to about $1.1 million for new construction. Homebuyers will also find brick townhouses in the Middletown Crossing subdivision, with three-bedroom units selling for about $400,000. Acts Retirement-Life Communities owns two active senior-living facilities in Lima: Granite Farms Estates and Lima Estates. Both campuses feature apartments with private balconies and offer amenities such as a clubhouse, indoor pool and communal green spaces. Lima is also home to Fair Acres Geriatric Center, a nursing home providing adults with long-term care.

Award-winning academic teams at Penncrest High School
Students attend the Rose Tree Media School District, which earned an A from Niche and has an average student-teacher ratio of 16-to-1. Kids begin their education at Glenwood Elementary School before moving on to Springton Lake Middle School and Penncrest High School, all three of which were rated an A by Niche. “It’s just a block away from the high school, so it’s a great location,” Centrone says. The high school is home to several award-winning academic teams, including the Envirothon team. Envirothon is a statewide program that tests students on their knowledge of Pennsylvania's natural resources and environmental sciences, and the Penncrest team holds 14 state championships and four national titles. The community is just east of Penn State Brandywine, which offers bachelor’s and associate degrees.

Explore miles of hiking trails at the Tyler Arboretum
The Tyler Arboretum is just north of Lima. The 650-acre green space dates to 1681 and is listed on the National Register of Historic Places, making it one of the oldest public gardens in the country. Over 17 miles of marked hiking trails weave through dense woodlands home to giant sequoias and 80-foot-tall tulip trees. Right above the arboretum is the 2,600-acre Ridley Creek State Park. “It’s a really beautiful park. I always take my kids there for prom photos,” says Jody Allen Evangelista, a real estate agent with Coldwell Banker Realty who has over 30 years of experience in the industry. “You see a lot of people fly-fishing. I even took a fly-fishing class with my family, it was a lot of fun,” Evangelista says. Closer to home is the Rocky Run YMCA, which has a playground, indoor pool and a variety of sports courts. Rocky Run Trail passes by the YMCA and spans over 2 miles through Lima and the Natural Lands’ Wawa Preserve.

Fundraising events at the Tyler Arboretum
The Tyler Arboretum hosts various events. Popular festivities include the annual Tyler at Twilight, a fundraising event that features a live auction, farm-fresh dishes from local restaurants and a garden party on the park’s lawn.
Convenient shopping center on U.S. Route 1
An active commercial corridor comprises Lima’s Southern border along U.S. Route 1. The Promenade at Granite Run is an open-air shopping center with big retailers like Kohl’s, T.J. Maxx and ACME Markets. The mixed-use development also includes several restaurants that range from chains like Miller’s Ale House to local spots like Margaret Kuo’s Kitchen, known for its unique fusion of Chinese and Japanese cuisine. Further west along the thoroughfare, Casa Mia is a go-to for Italian food, while Lima Pizzeria serves fresh pies and Philadelphia-style cheesesteaks. About a mile south of residents is Wolff’s Apple House, a farm market selling local produce, dairy and meats. “It’s in the Media zip code, so it’s not far from downtown Media,” Centrone says. Residents are just a 4-mile drive from all the shopping and dining in Media.
U.S. Route 1 provides easy commutes
U.S. Route 1, also known as Baltimore Pike, runs along Lima’s southern border and connects to major thoroughfares such as Interstate 476. Residents are about a 25-mile drive from Center City Philadelphia – the city’s central business district. The Southeastern Pennsylvania Transportation Authority provides local bus service to the community, with stops along the neighborhood’s main streets. For longer trips, the Philadelphia International Airport is about a 15-mile drive southeast.
The interchange of I-476 and Rt 1 serves as a major transportation hub for Lima residents.
The new Wawa Station is a welcome travel option for Lima people heading into Philadelphia.
The Promenade at Granite Run is the site of many shopping and dining options for Lima folks.
