Planned suburb 20 minutes from Richmond proper
The development of Brandermill began in the mid-1970s, making it the first planned community in Chesterfield County. The neighborhood's land rests in the town of Midlothian, about a 30-minute drive southwest of downtown Richmond. The area has a rich history, some of which is evident in the hidden cemeteries or commemorative plaques tucked in thick groves between subdivisions. These days, homebuyers flock here for Brandermill’s myriad amenities, according to James River Realty’s Anita Williamson. “It has a lot of amenities that attract families. There are parks and pools, and trails running through the whole area, which makes it super walkable,” says Williamson, a Realtor with nearly two decades of local experience. She adds that the school district is another plus. Williamson: “Chesterfield schools are very highly rated; this is probably the most highly sought-after district in the area. So that, combined with the amenities, makes it a very popular community.” She says that its friendly atmosphere is a large part of its appeal to homebuyers, too. “There’s always some kind of event going on, organized by the community association or just the residents themselves, which does a lot to bring a sense of togetherness.”

Established, well-maintained communities
Close to 80 subdivisions comprise Brandermill, each with its own unique style. There’s everything from 1970s and ‘80s Split Level and ranch-style homes to Colonial Revival-inspired and Modern Transitional homes built between the ‘90s and today. The common thread that ties all of the neighborhoods together is the initial developer’s design, which has been maintained for more than 50 years: wide, gently curved streets often ending in cul-de-sacs and spacious, tree-filled lots. Home prices here run from $320,000 to $500,000. The median sale price hovers around the $440,000 mark, slightly over the median for both Chesterfield County and Richmond. “There are Brandermill Community Association fees assessed annually, which is something to keep in mind when looking at list prices,” says Williamson.

Highly sought-after Chesterfield County schools
Brandermill kids attend schools in the highly sought-after Chesterfield County Public Schools system. The exact path they take during their grade school career varies depending on address, so parents are advised to double-check the school boundary maps ahead of registration. Many youngsters go to Clover Hill Elementary, Swift Creek Middle and Clover Hill High School between preschool and 12th grade. In 2023, both the elementary and middle schools earned B grades from Niche. The high school earned an A grade that same year. Teens at Clover Hill High can apply to participate in The Mathematics and Science High School at Clover Hill, called “MathSci” by those familiar with it. The magnet program is geared toward the development of skills in critical thinking, problem-solving, collaboration and teamwork.

Parks and pools at your doorstep
There are eight community parks in Brandermill, offering everything from waterfront access to the Swift Creek Reservoir and boat rentals to classic playgrounds with climbing structures, slides and swings. 15 miles of shaded, multiuse trails meander through the community, where locals can bike, jog or walk their dogs. The Brandermill Makos summer league swim team practices at the Olympic-sized North Beach Pool, one of three neighborhood pools for resident use. For golfers, the Brandermill Country Club offers an 18-hole course overlooking the Swift Creek Reservoir.

Run errands close to home
For groceries and other everyday essentials, residents can head to where Hull Street Road North and State Route 288 meet. There are two shopping centers at the bustling corner on Brandermill’s east side, with everything from Kroger and Target to Kohl’s and T.J. Maxx. In the Commonwealth Center shopping center, near T.J. Maxx, catch a movie at the Regal Commonwealth theater. Locals can shop for clothes, personal care products, jewelry, baked goods and fresh, seasonal produce at Brandermill Market, off Market Square Lane on the neighborhood’s east side. The market is open on Thursday evenings between May and September.

A close-knit community
The Brandermill Community Association puts on tons of events throughout the year, from the annual July 4th parade to regular movie and trivia nights. In the winter, there are two annual holiday decorating contests. Residents dress their homes to the nines for Deck the House, a home decorating competition, and do the same to their subdivision’s sign for the Winter Wonderland sign decorating contest. When the weather’s nice, locals get together for fitness clubs and walking groups, too. There are even organized sunrise and sunset paddles on the lake in the summer.

Getting around the Richmond metro
Hull Street Road and State Route 288 are two main thoroughfares within just a few miles of Brandermill. Hull Street runs from east to west along the south side of the neighborhood while 288 bustles north to south on the east side. Powhite Parkway, a toll road and another main thoroughfare, parallels Hull Street on the north end of Brandermill. Via the parkway, locals can travel the 18 miles to downtown Richmond in less than 30 minutes, depending on traffic. Getting to the Richmond International Airport doesn’t take much longer. The 28-mile journey takes about 35 minutes on a light-traffic day.
