Residential streets around a neighborhood park

Fishing rods in tow, families head to Clepper Pond in the spring for Union Township’s annual catch-and-release event. After posing for pictures alongside bluegills and largemouth bass, teams toss their finds back into the water. The pond sits at the center of Clepper Park, which itself anchors a residential neighborhood known as Summerside. Winding streets are lined with Mid-Century style brick homes and sidewalks allow residents to safely jog or walk their dogs throughout the community. Just outside the neighborhood is the EastGate Mall, which has been a fixture along Interstate 275 since the 1980s. There’s also Downtown Milford’s historic Main Street, about 6 miles north. “It’s classic Americana,” says Chris Clements, manager-bartender at The Governor on Main, adding, “It’s a small community that kind of looks out for each other.” Just 20 miles away from Clepper Park’s picnic tables and ballfields is Cincinnati, home to large-scale employers like Kroger and Children’s Health.

Prospective buyers will find brick ranch-style houses with detached or single-car garages on quarter-acre lots, and some driveways boast basketball hoops. Prices for mid-century homes typically fall between $200,000 and $250,000, but there are also pockets of late ‘80s and ‘90s-era Traditional style homes for between $300,000 and $450,000. Condo units and townhouses range from around $150,000 to upwards of $230,000 and mature trees cast shadows onto front yards.

It’s common to spot deer grazing early in the morning in Clepper Park, which spans approximately 50 acres and features basketball courts, pickleball courts, a playground and paved walking trails at the center of the neighborhood. It’s within walking distance for most residents and kids can participate in youth sports on the soccer fields or climb trees around Clepper Pond. Cincinnati Nature Center—where 20 miles of hiking trails sit on 1,800 acres of protected wildlife—is less than 5 miles from Summerside. Natural materials were used to build the nature playscape in Rowe Woods, and local schools plan field trips to learn about everything from maple sugaring to microhabitats.
