On the eastern end of Milwaukee, Cooper Park provides the feeling of community one may find in the suburbs while still being walkable and close to downtown. "Lot sizes are small, so you're close to neighbors both physically and emotionally," says Kyle Sprague, broker and owner at Firefly Real Estate LLC. Relatively affordable houses for the Milwaukee Metro, plus highly-rated schools, draw people to the area. Still, they'll find more than just practicality. An active neighborhood association keeps locals engaged with annual events, and parks and farmers' markets offer outdoor escapes close to home. There's something for everyone in Cooper Park, seen in its vast diversity. "People of every kind live in the neighborhood," Sprague says. "There are residents of different ages, socioeconomic backgrounds and demographics. The CAP Index crime score is slightly below average, with an overall score of 3 out of 10. Dog walkers say hello while passing on the sidewalks. Neighbors take in each other's packages. Porch lights are left on until the kids come home for dinner after playing in the streets. Cooper Park offers more than just houses – it offers homes.
Modest homes on manicured lawns
Cape Cods and many minimal traditional-style homes built in the early-to-mid 1900s line the heavily gridded streets of Cooper Park. Residents take pride in their manicured and landscaped lawns, which make for a beautiful walk on well-maintained sidewalks with mature trees. The neighborhood is a "Welcoming and friendly community with a few families renting. People like to know who they're living next to and tend to stay in the area for a long time," says Ibree Stewart, a Realtor at Berkshire Hathaway Metro Realty. The predominately single-family and evenly spaced homes range from $200,000 to $350,000, with the majority landing at $270,000. Houses here sell quickly, lasting around 12 days on the market compared to the national average of 41. "They also have privacy fences. And basketball hoops in the back alleys allow kids to play together," Stewart says. The block-intersecting alleyways also offer detached garages and an out-of-the-way spot for trash pickup. Some houses in the sunken part of the neighborhood are along roads that can flood during heavy rains and storms.

Walkable schooling options
Though some Milwaukee school-aged children have a long commute to school, students in Cooper Park can get to the lower levels of schooling in a less than one-mile walk. Stewart states she "Had a client choose the neighborhood specifically because she wanted to feel safe allowing her three teenage boys to walk to school." McKinley Elementary School, an A-rated school by Niche.com and the A-minus Longfellow Middle School sit just south of Cooper Park in Wauwatosa. A-rated Wauwatosa West High School is slightly farther – only a 10-minute drive away. Families with children of many ages may send their kids to Eisenhower Elementary School and Whitman Middle School, which are rated a B-minus, as they share the same campus and parking lot with Wauwatosa West. Mount Mary University, a private college, is next to Cooper Park.
Younger students can attend McKinley Elementary in Cooper Park.
Longfellow Middle School is a public school in Cooper Park.

Curb appeal at its finest
Residents participate in a Halloween house decorating contest every October to prepare for the neighborhood-wide trick-or-treating event. Two months later, the annual Christmas house decorating contest is in effect, and families are welcome to participate in a Christmas caroling event in the park center. Natives take pride in their home's appearance, which can be seen even more during the annual summer Garden Walk. Neighbors admire each other's landscaping and give gardening tips and tricks for making their blocks look beautiful. For more regular activity, the nearby Enderis Park's farmers' market is every Sunday from 9 a.m. until noon in the temperate months.
Duck ponds and disc golf
Buyers may choose Cooper Park over similar commuter neighborhoods because of its proximity to expansive parks and outdoor spaces. "The neighborhood is a stone's throw away from the Menomonee River Parkway, a beautiful park district that runs alongside the river," Sprague says. A trail follows a 2-mile stretch, and 55 acres of fields, a dog park, footbridges and a boat launch extend outward. The namesake park in town has over 8 acres of county commons featuring a playground, a splash pad and two softball diamonds. Tucked between tall oak trees, the Cooper Park Pavilion offers a rentable space with a kitchenette. Dineen Park is a short drive east and has many walking trails, a pond for feeding ducks and an entire disc golf course. Golfers looking to play a round can head to one of the three private and public courses within 2 miles of the neighborhood.

Award-winning pickles and jerky
Cooper Park is home to Milwaukee's own Brew City Pickles. This local business produces small-batch pickles and pickle-flavored foods on-site. Besides endless jars of vegetables, sauces and seasonings, they also have dill pickle-flavored popcorn, candies and lip balm. On the northwest corner of the neighborhood is Bunzel's Old-Fashioned Meat Market. Highly rated on Google with 4.8 stars, the establishment has fresh meats, prepared foods and award-winning beef jerky. Whether someone is looking for a quick grab-and-go premade meal or a hunk of steak to roast on low for hours, they can find it inside the simple, red brick building. Two miles west of Cooper Park, Whole Foods and Meijer are common grocery shopping destinations, and T.J. Maxx, Nordstrom Rack and DSW are at the nearby strip mall.

Hop on the bus and be in downtown Milwaukee in minutes from Cooper Park.
A short commute to downtown
Most working residents rely on personal cars or public transportation to get to work. Fortunately, the 66, 22, and 92 bus lines stop outside of Cooper Park, allowing residents to get downtown in a half-hour by transit or 15 minutes by car. Depending on traffic conditions, Milwaukee Mitchell International Airport is 17 miles or 25 minutes away. The nearest hospital, Froedtert Hospital, is 3 miles south in a large medical corridor with specialist offices.

I have lived in the Cooper park neighborhood for all my life and all I can say is it is spectacular. It is such a connected community and everyone gets along. The only thing I would like to see change is the occasional car break in and garage break in. I would hate to see anything bad happen in this community because everyone is so kind. There is always support for those who need it.
