Suburban living at an approachable price point
With an equal mix of housing, industrial buildings and expansive green spaces, Menomonee River Hills East offers accessibility to employers and shopping, room to get outside and a slice of 1960s suburban living. Winding loops of streets look as if taken from a midcentury sitcom, where parents return home to their nuclear family after working at the nearby manufacturer. Tall trees and well-maintained sidewalks line the residential roads where houses sell after only four weeks and are, on average, $70,000 less than the Milwaukee Metro area. "The neighbors are so nice and kind," says Arica Davis, a resident who moved to the neighborhood two years ago. "They're the type to look out for one another." The other half of the neighborhood reflects an entirely different atmosphere – where cleared land makes way for large manufacturer campuses or a massive soccer complex. Twelve miles northwest of Downtown Milwaukee, Menomonee River Hills East is all about convenient and comfortable living.
Rejuvenated parks and a large soccer facility
Clovernook Playground and Playfield is in the middle of the southern subdivision and walkable from most homes. A lighted multipurpose field is behind a newly renovated and freshly painted playground. Milwaukee Recreation gave the facility a top-to-bottom makeover in 2020 after the playground was in poor condition for many years. The park, which has a splash pad and basketball court, is most notable for its playground surrounded by rubber flooring. "The playground equipment is some of the most colorful we've installed yet and is an instant draw to kids and families alike," says former Project Supervisor of Milwaukee Recreation Dan Shinkle. The neighborhood has a higher-than-average number of children, and nearly 30% of its residents are under 18 years old. On the residential streets of the northern subdivision is a smaller but no less popular park, Gardner Park. Woodchips make for a soft landing when jumping off play equipment and platforms. Uihlein Soccer Park is also in the area and features 13 outdoor soccer fields and three indoor turf fields where visitors can participate in youth and adult leagues. The Milwaukee Kickers Soccer Club accommodates ages 5 to 18. In addition to soccer, the facility occasionally hosts ultimate frisbee, flag football and hurling tournaments.
Many employers in the neighborhood
West Champions Way, which turns into North Industrial Road, is home to large manufacturers, suppliers, office buildings and distribution services. Residents employed by these large organizations can walk to work, and those who work farther away can commute via bus or car. North 76th Street connects the neighborhood with the rest of Milwaukee through Wisconsin Route 145. Downtown Milwaukee is 12 miles southeast or 25 minutes by car, depending on traffic. Buses run along West Mill Road, North 76th Street and North 60th Street. A train track cuts right through the center of the area but is not a nuisance in terms of sound in the way the traffic-heavy North 76th Street is. Milwaukee Mitchell International Airport is 20 miles south, and the nearest major hospital, Ascension Wisconsin Hospital, is 8 miles northwest.
Classic architecture from the middle of the 20th century
Separated by the strip of industrial buildings and the train track, the two housing sections of the neighborhood have similar housing styles and prices to match. Ranch-style homes from the 1950s to '70s sit neatly in tight rows and range between $130,000 and $250,000. A mix of brick and vinyl siding is common, as are short straight driveways leading to detached garages on small yards. Some homeowners have taken advantage of their one-fifth-acre lawns with above-ground pools, trampolines, fire pits or small seating areas. The subdivision in the southern end of Menomonee River Hills East has more architectural variety with multifamily homes and duplexes. Duplexes are plentiful and often feature prairie, Colonial Revival or midcentury designs. They sell between $220,000 and $350,000, while larger multifamily homes with three or more units range between $300,000 and $515,000. Despite a decent number of rentals, the Menomonee River Hills East has fewer renters and more homeowners than many nearby northwest Milwaukee neighborhoods.
Schools with specialty programs and classes within a short walk or drive
The Milwaukee Public School division offers school of choice. When enrolling, students select their top three choices of schools and are placed in a school based on space and, occasionally, entry requirements. While it is common for students to attend a school far from home, many parents choose where to send their young children based on proximity. Beginning in kindergarten, students in the neighborhood attend Clara Barton Elementary School. The school is directly east of the neighborhood across North 60th Street and is rated a C-minus by Niche. The state education department has named it a Positive Behavioral Interventions and Supports School of Recognition. Additionally, through a partnership with Milwaukee County Zoo Animal Ambassadors, second through fourth graders at Barton can interact with and learn about various critters, including endangered species, during trips to the zoo. Morse Middle School for the Gifted and Talented is directly west of the neighborhood and rated a C-minus. High schoolers attend James Madison Academic Campus, rated a C-minus.
Mostly fast-food chains along North 76th Street
Many fast-food restaurants and national chains are along the main roads bordering the neighborhood and in surrounding plazas. However, Prime Social Restaurant & Bar is a local spot where guests come for a specialty cocktail or elevated classic American dishes like burgers, chicken or lamb chops. The restaurant, established in the past few years, is a destination for birthday parties, celebrations and private events due to its rentable hall and celebration packages. Phongsavan Market Place, often called the Milwaukee Asian Market, is an Asian grocery store and indoor market with booths of housewares, clothing and specialty items. Save A Lot, Family Dollar and Pick 'n Save are within a short drive or walk from the neighborhood.
