Wide roads and tree-lined streets with century-old architecture
The area where Roosevelt Grove is located on Milwaukee's north side was a destination when the homes were built in the early 20th century, standing out for its tree-lined streets, wide roads, intersecting boulevards and spacious yards. Though more recently developed neighborhoods towards the city's western side are the new sought-after areas, Roosevelt Grove still attracts homebuyers searching for beautiful homes and tree-shaded streets where kids ride their bikes and play at a more affordable price. "The house values in north Milwaukee get higher as you move west towards Wauwatosa," says Daniel Balderas, broker and owner of Modern MilwauKey Real Estate and Milwaukee native. "Even within each individual neighborhood, the values increase as you move west." Roosevelt Grove is no exception, and prices in the western half of the neighborhood – heading towards the newer developments – are notably higher than prices in the east. Location aside, every home in Roosevelt Grove is near shopping centers, a large industrial park and two main thoroughfares for commuting, contributing to the neighborhood’s steadily rising demand and prices.
The evolution of Sherman Park’s diverse community
Roosevelt Grove is one of six neighborhoods that make up the Sherman Park area of Milwaukee, which is home to people from different racial, national and religious backgrounds. The first settlers were German, Polish, Czech and Irish, but the area now has a large Orthodox Jewish and African American population. According to U.S. Census data, nine in 10 Roosevelt Grove residents are African American, and there is a higher-than-average number of Orthodox Jewish people in the neighborhood as well. Many churches are in the densely populated, triangular neighborhood, including Lutheran, Christian, non-denominal and many Baptist institutions. Congregation Beth Jehudah is a prominent synagogue for the area’s Orthodox Jewish population and is a mile southwest of Roosevelt Grove.
Home prices reflect condition and location, not age or size
The neighborhood's housing options are as diverse as its people, showing off a range of architectural styles from the 1890s to the 1940s. Cape Cods, small Colonial Revivals and cotta ges are standard on the gridded streets. Still, the area is known for its 1920s bungalows and stone-façade Tudor-style homes, of which many are on Sherman Boulevard. "Sherman Boulevard was one of the prominent areas in Milwaukee and had some of the most gorgeous houses for the time," says realtor Mary Bruce, Realtor with Homemark Realty. Prices in the neighborhood reflect condition and location more than they do the size, style or age of each home. Most single-family homes sell between $75,000 and $220,000, and a few needing many repairs before they're in livable condition sell for as low as $35,000. "The thing about the north side of Milwaukee is that it's very patchy," Balderas says. "You can have an area of all single-family homes and homeowners, and everybody's yard is landscaped where everything is nice and neat. Then you go in five blocks in a different direction with boarded-up houses, and the property values are way lower." Multi-family homes are also available in the neighborhood, ranging from $90,000 for a small duplex to $344,000 for a four- to six-unit building.
Learning about nutrition at the community garden
Dineen Park is on the far side of the Grasslyn Manor neighborhood next door. The 64-acre green space has a disc golf course, tennis courts, splash pad, fishing pond and baseball field for outdoor activity. A community room can also be rented from May until September with seating, bathrooms and an indoor kitchen. Closer to Roosevelt Grove is Sherman Park, a smaller park still packed with action. In addition to play equipment and sports courts, Mary Ryan Boys & Girls Club operates in the center next to the Sherman Park Community Garden, where kids of the community learn about healthy eating and how to grow food. The park is also where a large Fourth of July celebration takes place with a parade, games, community bike ride and concessions from local vendors.
A top-choice magnet high school nearby
The area is young, with fewer residents over 65 and more under 18 than the national average. Families can choose from a few nearby schools through the Milwaukee Public Schools district school of choice option. The closest, Townsend Street Elementary School, teaches prekindergarten through eighth grade and is rated a C-minus by Niche. Fifty-Third Street School has the same grades and Niche rating. Many finish their learning at Rufus King International High School. The A-minus-rated school is one of the most sought-after magnet schools in the district for its college preparation program and educational after-school clubs. The school offers a forensics team, chess team and mathematics team. According to Niche, the school has the 11th-best college prep program in the state.
Minority-owned businesses flourish at Sherman Phoenix Marketplace
Fond du Lac Avenue is the neighborhood's main thoroughfare and where many small businesses operate. According to Balderas, "There are a lot of business owners that live in the area because they want to live close to their stores or restaurants nearby." Barbeque, Southern soul food and Jamaican restaurants are just a few of the restaurants serving the diverse community. Sherman Phoenix Marketplace took a bad thing and made it good back in 2016. Racial unrest led to a targeted fire at a bank. However, from the ashes of the bank arose a space and platform for Black-owned businesses. Now, 25 small, minority-owned businesses sell their goods and food in the indoor marketplace where more than 75 individuals are employed. For everyday shopping, residents can drive, walk or take a bus to Midtown Center, diagonal from Roosevelt Grove. Pick 'n Save, Forman Mills and Dollar Tree anchor the plaza with fast-food chains and national retail stores like Foot Locker and GameStop.
Important to Know
Roosevelt Grove has an overall CAP Index crime score of 6 out of 10, higher than the national average of 4. Violent crimes rate the highest – two at a 9 or 10. However, "Just because an area may be rougher or run down, there are still good people there," Balderas says. "Good people are working regular jobs, taking their kids to school, opening businesses and caring for their houses and families."
Two main thoroughfares to the employers downtown
Capitol and Fond du Lac Avenue, two main roads that many drive when commuting 8 miles southeast to downtown Milwaukee, border the neighborhood. Buses run along the main roads and on Sherman Boulevard, and those working at the offices, manufacturers and distribution services along the train tracks on the neighborhood's eastern border can walk to work. Interstate 43 is a main highway connecting much of eastern Wisconsin and is nearby. Milwaukee Mitchell International Airport, the city's main airport with 75 inbound and outbound flights per day, is 16 miles south along the interstate or city roads. Ascension SE Wisconsin Hospital – St. Joseph Campus is a major employer in the area and just over 1 mile away.
