A small-town lifestyle in Minisink
Situated near the cornerstone of three different states, Minisink, New York residents may find themselves crossing state lines into Pennsylvania for weekly grocery trips or heading south to explore New Jersey’s High Point State Park. Home to the Village of Unionville and the hamlets of Johnson and Westtown, the small-town lifestyle prevails here. “Minisink is a highly desirable area,” says Marion Bruhns, a top-producing associate broker with Howard Hanna Rand Realty. “It’s a completely different lifestyle. Quality of life is better, the air is cleaner, and we have beautiful vistas all around.” With rolling hills and acres of pastoral lands, family-owned farms sell local goods, and community events commonly include hayrides and corn mazes. Minisink boasts rural residential streets and above-average schools and offers a slower pace of life just 65 miles from New York City.

In the town centers of Unionville, Johnson and Westtown, properties are clustered together close enough to wave hello to neighbors. “A lot of people are coming from the city to buy homes,” Bruhns says. “Remote work is a large contributor, and people realize they can get more for their money out here.” Modest 20th-century colonials, bi-levels and classic ranch-style homes can range from the $300,000s to the $500,000s. Spacious New Traditionals and contemporary Craftsman-influenced properties are typical, with prices ranging from $500,000 to $900,000 depending on square footage and lot size.
