Among the most desirable neighborhoods in Minneapolis, Linden Hills is a lively community bordered by two of the city’s most popular lakes – Bde Maka Ska and Lake Harriett. And while its lakeside location makes it great for outdoor lovers, it also has easy access to luxury shopping and independent dining destinations. “Linden Hills is the perfect mix of everything you could want from a city, but you wouldn’t think the city could even provide,” says Neighborhood Council President Bali Kumar.

Victorians, Tudors and ramblers
The real estate market in Linden Hills is highly competitive, with homes selling quickly and many of them above asking price. The median sale price in July 2024 was $710,000, but that number is known to swing wildly. “There might be a little bungalow that sells for $510K and it drops, or a house on the lake that sells for $1.3 million and that makes it skyrocket,” says Heather Leiviska of Coldwell Banker Realty. Buyers pay a premium to be near the water, according to Leiviska, who says better deals can be found a few blocks away. The area is primarily single-family, but there is an increasing diversity of housing as townhomes and condos have been developed along the lakes.
“This is an older, established neighborhood, so much of the housing stock is over 100 years old,” Leiviska says. Stately Victorians and Tudors are among the architectural designs seen in the homes built prior to 1939, but a mini construction boom in the 40s and 50s resulted in a lot of ranch homes and ramblers. There is also some new construction in the neighborhood — there were 261 new homes built in Linden Hills between 2010 and 2019.

Highly rated public schools
For homebuyers with children, Linden Hills offers several walkable community schools within its borders and nearby. Students start their academic journey at Lake Harriet Community School, a sought-after school with an A-minus rating from Niche. The single school is split into two campuses, which allows a special focus on younger learners at the lower campus. Students move on to Anthony Middle School, which earns an overall B rating from Niche and an A rating in diversity. Southwest High School is another highly rated public school, with an overall grade of A- from Niche. A full-scale $47 million renovation was completed of the high school ahead of the 2019-20 school year.
Lake Harriet Lower Elementary School excels with a student to teacher ratio of 17 to 1.
Dedicated staff: The school boasts 25 full-time teachers and 1 full-time school counselor.
Southwest Senior High School enrolls over 1,700 students in grades 9-12.

Walk to shops and restaurants
Those looking for amenities like shopping and dining destinations don’t have to leave Linden Hills, which is scenic and highly walkable. “Settergren’s is worth noting because it’s an amazing hardware store,” Leiviska says. “They are a fount of information about pretty much everything and can fix just about anything.” There’s also the Linden Hills Farmers Market, which is open seasonally on Sundays. Housed in an old fire station with the ambiance to boot, Harriet Brasserie is a low-key neighborhood source for sustainably minded New American fare. People come from far and wide for Martina’s take on modern Argentinian food served in chic, airy surroundings. “There are lines out the door all summer at Sebastian Joe’s Ice Cream Shop,” says Kumar. “It’s even busy in the winter.”

Lakes, beaches and a streetcar museum
There may be no more popular place for a summer snack than the Bread & Pickle concessions at Lake Harriet Bandshell Park, a picturesque place to swim, fish and hike. “We go to concerts and movies there when the weather is warm,” Leiviska says. “You go out and have a little picnic at night and enjoy the scenery.” The summer fun continues at Thomas Beach on Lake Bde Maka Ska, which is always bustling with activity. Residents can take a trip on the Como-Harriet Streetcar Line, which starts at the Minnesota Streetcar Museum Car Barn and runs through the park to Lakewood Cemetery.

Getting around Minneapolis
Linden Hills is about 3 miles from the nearest on-ramp to Interstate 94, offering convenience to commuters in the neighborhood. It’s about 7 miles to downtown Minneapolis and 16 miles to St. Paul. The area is served by Metro Transit, the primary public transportation service for the Twin Cities. For air travel, the neighborhood is about 12 miles from the terminals at Minneapolis-Saint Paul International Airport.

Linden Hills has a 3-out-of-10 crime rating, according to CAP Index. Minneapolis officials have taken action to address crime across the city. In 2022, city officials implemented “Operation Endeavor,” a public safety plan spearheaded by the Minneapolis Police Department in concert with Hennepin County law enforcement and some federal agencies.
