The heart of Northeast Minneapolis
Waterfront views of the Mississippi River welcome residents to Northeast Minneapolis and the neighborhood of Sheridan. Located in the southwest quadrant of the Northeast Arts District, Sheridan is known for its urban lifestyle and creative community. “Sheridan is the heart of Northeast Minneapolis,” says Michael Gacek, Sheridan resident and Realtor with Edina Realty. “It all started here. The arts started flowing and we became hip.” The neighborhood experienced a resurgence in the early 2000s when many formerly vacant spaces were transformed into bars, trendy restaurants and art galleries. “The popularity of Northeast spread due to Art-A-Whirl, and many neighboring communities claim Northeast [as their home] despite being outside of our boundaries,” adds Gacek. Today, Sheridan is adorned with colorful murals and sculptures, all just 2 miles from downtown.

Victorian styles and Craftsman cottages
The real estate market in Sheridan attracts buyers with its proximity to downtown and its eclectic range of housing options. “There’s a pretty high demand to live here,” says Gacek, Lifelong resident of Northeast with over four decades of selling experience in the area. “It’s residential with urban convenience.” With a median sales price of around $350,000, homes here tend to cost $100,000 less than the average property in the Minneapolis Metro Area. “We have a hodge-podge of home styles,” adds Gacek. “There’s everything from older smaller homes to brand new McMansions.” Due to the variety in size and style, prices in Sheridan can range from as low as $250,000 for a three-bedroom ranch-style to upwards of $500,000 for a four-bedroom Craftsman. The majority of homes in Sheridan were constructed in the early 1900s and the oldest tend to feature Victorian designs like wrap-around front porches and ornate wooden gables. Other common designs here include modest ranch-styles and Craftsman cottages. Most homes also feature finished basements and detached garages. While some properties here function as single-family homes, many were also converted into duplexes, triplexes and even quadruplexes. These multi-family units are ideal for owner-occupant scenarios and with the high rental rate in Sheridan—64% of the population rents versus 36% owning—these homes could be a great investment opportunity for the right buyer. In addition, Sheridan is also home to many apartment complexes which offer a variety of rental options.

Local galleries and the annual Art-A-Whirl Festival
The Northeast Minneapolis Arts District is comprised of newly constructed rental units, established single-family homes and repurposed warehouses turned art studios and galleries. Landmarks, like the Northrup King Building—the largest art complex in Minnesota—located in neighboring Logan Park, acts as the local headquarters for artists, small businesses and creatives in the area. The building is home to over 350 tenants and also serves as a creative space for more than 300 artists. The Arts District is home to 14 additional studios and 10 galleries, which sell or exhibit art, ranging from Asian/tribal artifacts to sculptures to paintings and more.
Each year, come spring, creatives flood the streets of the Northeast Arts District for the annual Art-A-Whirl festival. Taking place every third weekend of May and hosted by the Northeast Minneapolis Arts Association (NEMAA), visitors who attend will enjoy live music, local food trucks and art exhibitions from more than 1,000 participating artists. The festival promotes independent artisans and provides a platform where everyone can connect and sell their art. Known as the largest open studio tour in the country, the festival attracts more than 50,000 visitors to Northeast Minneapolis each year. “Not everyone can live at this spot," says Gacek. "It’s never a dull moment and I love all the excitement.”

Paved paths and riverfront views at Sheridan Memorial Park
For some time outdoors, Sheridan Memorial Park is within walking distance of many residences and is the primary gathering space in the neighborhood. The park features a playground, a basketball court and paved paths that contour the Mississippi River. The park's most notable feature, however, is the Veterans Memorial: a large, red spherical sculpture of protective shields created by local artist Robert Smart, to honor all Minnesota veterans. Bottineau Field Park is half a mile north and offers a skate park, tennis courts and athletic fields for both baseball and soccer. Nearby, Northeast Athletic Field Park spans over 35 acres and is popular year-round. The park is home to outdoor athletic fields, the indoor Northeast Ice Arena and the Jim Lupient Water Park, which is open seasonally during the summer months.

Shopping along West Broadway
For dining and entertainment, 13th Avenue has plenty of options. For a homestyle dinner, The Anchor Fish & Chips is a classic Irish pub serving up entrees like Alaskan cod and shepherd’s pie. For drinks, Young Joni is a popular speakeasy known for elegant eats; and Theater Latté Da is another Sheridan staple, putting on musical productions in its restored 1920s-era venue. Nearby, spots like Mayslack's—this community's old-school dive bar—was opened by pro wrestler Stan Mayslack in 1955 and serves Stan's famous garlic roast beef sandwiches accompanied by live polka bands on the weekends. Another family-owned staple is the Jax Cafe, ideal for an upscale dining experience and its all-American menu has been a Northeast community staple for over 90 years. The collectively-owned Matchbox Coffee Shop, which has been in the neighborhood for over a decade. features a cozy atmosphere and serves house made chai and pastries from Sweet Addies. While Diane's Place is another option known for its unique brunch offerings, like Hmong sausage and Thai tea French toast. For groceries and everyday essentials, residents can head to the Broadway Center a mile away, just across the Mississippi River. The center features retailers like Cub Foods, Rainbow Shops and Dollar General.

Education at Minneapolis Public Schools
Families in Sheridan are zoned for the Minneapolis Public School District. Here, students may attend schools like Pillsbury Elementary, which receives a C rating from Niche, before moving on to Northeast Middle and Thomas Edison High School, both of which receive C-plus grades. Pillsbury Elementary School has a special education program focused on the individualized needs of students from prekindergarten through age 22, or the completion of their secondary education. Northeast Middle School serves more than 500 students and has a wide range of after-school activities from basketball and swimming to Dungeons & Dragons. Thomas Edison High School offers a rigorous curriculum with 5 AP courses to choose from. The community follows a standard grid pattern which adds to the area's walkability. In addition, University Avenue runs through the heart of the neighborhood and connects residents to West Broadway and major thoroughfares like U.S. Interstate 94. “University is a main artery of the city,” says Gacek, adding that the Metro Transit bus system also provides public bus routes along the avenue. When traveling further outside the community, the Minneapolis–Saint Paul International Airport is 16 miles south, or for healthcare needs, North Memorial Health Hospital is 4 miles west.
