Situated on the eastern border of Theodore Wirth Regional Park—the largest park in the Twin Cities, the north side Minneapolis community of Willard-Hay is known for its outdoor oriented lifestyle and affordable housing options. The draw of the neighborhood lies primarily in its green spaces. Expansive Wirth Park, in particular, beckons with its trails, lakes and winter wonderland like landscapes. “It's up-and-coming and I highly recommend this area,” says Lisakay Smith, broker at Housing Hub. “Willard-Hay is super close to downtown and a quick ride to any nightlife activities." In addition, north side Minneapolis is considered one of the most diverse areas in the city. “I have a soft spot for this community,” adds Michael Gacek, Realtor with Edina Realty. “I grew up visiting Willard-Hay and it opened my eyes to a lot of different cultures.” Despite ongoing city expansion, Willard-Hay maintains its sense of community through local staples like Sammy’s Avenue Eatery and the seasonal West Broadway Farmers Market. Offering residents an urban lifestyle and proximity to a lush park system, Willard-Hay is a densely populated residential community on Minneapolis' north side.

The real estate market in Willard-Hay is attractive for its entry-level pricing and proximity to outdoor amenities. “The neighborhood has a great selection of housing stock, similar to the northeast community,” says Gacek, who has over 24 years of experience selling in the area. “Theodore Wirth Park attracts many buyers, and the area is becoming more developed every day.” The majority of homes here were constructed in the 1920s, resulting in coxy bungalows and American Foursquare designs, common of that era. Established single-family homes dominate, however, multi-family duplexes are also common. With a median sales price of $250,000, homes in Willard-Hay tend to cost $200,000 less than the average property in the Minneapolis Metro Area. For example, prices can range from as low as $100,000 for a two-bedroom bungalow in need of repairs to upwards of $500,000 for a four-bedroom renovated Prairie-style home with views of the tree-dotted Theodore Wirth Parkway. “Houses along the west side are often bigger and more elaborate,” adds Gacek. Residences within walking distance of Theodore Wirth Regional Park often have the highest price tags. Most homes in this community are fronted by small lawns with ornate fencing and are equipped with detached garages.

Year-round recreation at Theodore Wirth Regional Park
Theodore Wirth Regional Park is located on the neighborhood’s western edge and spans over 740 acres. The park is home to Wirth Lake, the Eloise Butler Wildflower Garden and Bird Sanctuary and the 18-hole Theodore Wirth Golf Course. Visitors can relax at the park’s lakeside beach or head out on one of the mountain bike trails. Wirth Regional Park is also a popular destination for winter recreation, like cross-country skiing, sledding and snowshoeing. On a smaller scale, Willard Park is located at the heart of the community and features a playground with swings, a basketball court and a small wading pool, open seasonally. On the east side, North Commons Park has paved walking paths, a baseball field and the North Commons Water Park, which is open during the summer months. For live performances, the long-standing Capri Theater hosts local productions, music events and youth acting camps and has been a long-standing establishment in the community since 1927. The Minnesota African American Heritage Museum & Gallery is located to the south of the neighborhood and features educational exhibits on the history and culture of Black Minnesotans.

Local retailers and the West Broadway Farmers Market
When shopping in the area, retailers like Cub Foods, Rainbow Shops and Dollar General are available along West Broadway. For fresh produce and locally sourced goods, residents head to The Plaza at the Capri to browse the many offerings at the West Broadway Farmers Market, which is open seasonally on Fridays from June through October. Dining options include The Lowry Cafe, known for its casual atmosphere and hearty portions for both breakfast and lunch. Families in Willard-Hay are zoned for Minneapolis Public Schools. Students may attend schools, like Bryn Mawr Elementary, Anwatin Middle and North Community High School, all of which have earned C ratings from the educational review site, Niche. The general atmosphere of the area is pretty great. There has been times where the neighborhood gets loud or their is a public disturbance, but such issues gets resolved quickly. The neighbors are pretty friendly and will strike up a conversation with you if you happen to be outside. In addition to that statement, they also look out for children in front of their houses while waiting for the buses, they help out by shoveling the snow away for the kids to simply making sure we have a ride to school as well.
