Neighborhood festivities kick off in late January with Mardi Gras, when homes "costume up" for the season. With leafy green spaces, walkability, varied architecture and several historically important homes, including the striking Bragg-Mitchell Mansion, Midtown is easy to love. And thanks to its proximity to downtown and several major thoroughfares, it’s a top practical choice as well. “You have retired couples, some singles and large families that live there,” says Devin Schaff, a Realtor with Keller Williams Realty Mobile. Another benefit? “The property taxes tend to be extremely low compared to other areas of the country,” Schaff says.

Greek Revival, Craftsman and Queen Anne homes are commonly seen
For homebuyers seeking a quick downtown commute, Midtown is a great option. Another highlight is the mix of architectural styles, including Greek Revival, Craftsman and Queen Anne, with cozy bungalows tucked between grand homes and historic estates. “It’s older and historic homes,” Schaff says, without much new construction on the horizon. “The area is built out. It’s mostly older Craftsman-style homes. All are very unique and not cookie cutter. Every house is different.” Home prices range from $78,000 for a three-bedroom cottage to $1.5 million for a split-level ranch home on a one-acre lot. Condominiums are also scattered across the neighborhood. Prices run from $66,500 for a two-bedroom condo unit built in 1974 to $512,500 for a four-bedroom in the Cannongate Condominiums complex. Doctors and lawyers offices occupy some of Midtown's many older homes.

Top Golf is earning raves
A Top Golf outpost with a restaurant and bar, 60 bays and a mini golf course recently opened close to Midtown near the junction of I-65 and US. 90. It's a huge new attraction for the neighborhood, Schaff says. Ruth’s Chris Steakhouse is another recommended stop. Boutiques, bookstores, theaters and galleries are also scattered across Midtown. The Shoppes at Bel Air – just outside of the area – and the Dauphin Square Shopping Center are popular options too. Grocery stores include Publix and Greer's CashSaver. Taverns and lounges dot Midtown, but it's also an easy drive to festive Dauphin and Royal Streets downtown.

Mardi Gras is a multi-week celebration
Like the rest of Mobile, Midtown loves its parties. Mardi Gras parades roll through downtown and nearby areas in January and February, and homeowners decorate their lawns and houses with colorful beads and purple, green and gold papier-mache statues to celebrate the season. Pop's Midtown, an independent market here, sells decorations for Mardi Gras and other seasonal parties. But the partying doesn't stop after Fat Tuesday, and various street parties kick off in Midtown in spring. Midtown Marketplace is a farmers market held every fall at a local church. The Lower Dauphin (LoDa) Art Walk, held the second Friday of the month, and the Dauphin Street Beer Festival in August, both downtown, are also popular.

Students enroll in themed academies at Mobile County high schools

Herndon-Sage Park hosts activities for various ages
Mobile’s Parks and Recreation Department publishes a twice-annual guide listing classes and events across the city’s parks and community centers – and there are many. In Midtown, families can take their blankets to Herndon-Sage Park for Movie in the Park Night. In March parents can report to the park for Adult Field Day – and hopefully won't be picked last – for tug of war and other old school games. Herndon-Sage also has football, soccer and softball fields as well as seating and restrooms. Teens can hit the skate park at Public Safety Memorial Park, which also has a playground and a dog park. The splash park at Tricentennial Park is a fun place for younger kids to cool off.

Several interstates are easy to reach from Midtown
