Pleasant Valley is just south of Midtown Mobile, between two of the city’s busiest retail centers. Its ranch-style homes less than 2 miles south of the department stores at The Shoppes at Bel Air. Fast food joints and new entertainment venues are right across U.S. Highway 90 at McGowin Park. “The location cliché is certainly a reality here,” says Beth Abbott, a longtime local Realtor with Power Real Estate. “People either work around Pleasant Valley or take Government Road and are in Mobile in less than 10 minutes.”

Pleasant Valley sits between two of Mobile’s busiest retail centers. Across Highway 90, McGowin Park is an open-air town center with Costco, Dick’s Sporting Goods and a handful of fast-food chains. It also has a walkable shopping strip with national retailers like HomeGoods and Hobby Lobby. Over 120 different shops and eateries are just north of the neighborhood at The Shoppes at Bel Air. From here, folks can head down Airport Boulevard to find all kinds of locally owned hot spots.

Houses rarely hit the market in Pleasant Valley
Dead-end streets lined with houses branch off Pleasant Valley Road. Most homes feature minimal traditional and ranch-style architecture with brick foundations and vinyl accents. When describing the lot sizes here, Abbott says, “You’re definitely not right on top of your neighbors, but things aren’t as spread out as some of the surrounding areas.”
Though there are over 275 homes, Pleasant Valley listings are few and far between. As of November 2024, only one property sold and it went for about $56,000. Current listings include a 15-acre investment lot going for about $2 million and a ranch-style house for $135,000.

Dave & Buster's is opening in Pleasant Valley in 2025
Mobile’s first Dave & Buster’s location will open in Pleasant Valley at the beginning of 2025. Along with classic bar food and beer, the 68,000-square-foot entertainment center will have all kinds of arcade games, from air hockey to Mario Kart. In 2023, Topgolf built a $22 million entertainment complex right across the street. Another first for the area, it features 60 hitting bays, mini-golf and a full-service restaurant. Easy access to Interstate 65 and Highway 90
Two of Mobile’s main highways meet at the southwest corner of Pleasant Valley. Interstate 65 borders its west side and links to the Springhill Medical Center in about 3 miles. Folks can follow this route south to Interstate 10 and arrive at the Mobile International Airport in about 5 miles. U.S. Highway 90, locally known as Government Boulevard, forms the community’s southeast end. It leads straight into the downtown district, where folks can find all kinds of locally owned shops and restaurants.
While cars are the quickest way to get around, Mobile’s fixed route bus system has several stops along Pleasant Valley Road.
