The small neighborhood of Bystorm offers the best of both worlds for anyone looking for city excitement at a lower price point. The community is just outside of downtown Modesto and is also tucked against Ceres, a neighboring city known for its agricultural industry. Bystorm itself is filled with small homes with an accessible price point, lively local markets and recreation options along the Tuolumne River. “People come to Modesto for affordability and lifestyle. I hear comments from people who are migrating from the Bay Area who want a slower pace of life and less congestion of traffic and people,” says Joyce Fritz, a Realtor and founder of 12 Doors Real Estate who has been in Modesto since 2008.
Bystorm offers midcentury styles and private lots
Bystorm has a mix of midcentury bungalows and ranch-style homes, two-story builds that have been recently remodeled, and mobile homes with an accessible price tag. Regardless of style, homes often have gated front yards and driveways along with fenced-in backyards for plenty of privacy. Between yards and driveways, neighborhood streets are planted with abundant palm and columnar trees. Single-family houses tend to range between $300,000 to $600,000, while mobile homes cost between $100,000 and $200,000 – a lower price point than similar properties closer to the coast. “The closer you get to the Bay Area, prices go out. San Francisco can be frightfully expensive, but Modesto is relatively affordable,” says Deni Royer, a Realtor with Berkshire Hathway Home Services Drysdale Properties who has lived in Modesto since 1979.

Eat at Commonwealth, a Guy Fieri favorite
Ceres Plaza Shopping Center along East Hatch Road makes everyday shopping easy. The complex has a Cost Less Foods and Grocery Outlet Bargain Market for discounted groceries, as well as home improvement shops and discount clothing options. The shopping center is also home to Hot Rod Diner, which specializes in a range of comfort food from French toast to chicken fried steak and pork chops. For more dining options, residents can stay local or venture into downtown Modesto. One must-stop spot downtown is Commonwealth Gastropub on 11th Street, made famous by its appearance on Diners, Drive-Ins and Dives.
The community comes together weekly for the Modesto Livestock & Flea Market, which is located along South 7th Street. The flea market is open on Sundays and Mondays and attracts over 300 food and art vendors every week. The market opens on Sunday afternoon with live dancing and music, and every Monday there is an animal and poultry auction.
Learning about green energy at Ceres High School
Kids might start off at the Modesto City Elementary School District, where they can attend schools like Virginia Parks Elementary School, which Niche gives a B-minus. Students can then move on to the Ceres Unified School District. Mae Hensley Junior High ranks a C-plus on Niche, while Ceres High School earns a B. The high school is home to the MPGT Academy, which teaches students about manufacturing and engineering with a focus on renewable energy. Modesto Junior College and Humphreys University are two nearby higher education options.

Hike and relax along the Tuolumne River
Several recreation options are clustered on the north side of the neighborhood. Mancini Park on River Road is Bystorm’s largest neighborhood park, with a youth softball field and two full-sized soccer fields. The Tuolumne River flows alongside the northern part of the neighborhood, and Tuolumne River Regional Park on Tioga Drive has picnic areas, an outdoor amphitheater and a walking trail shaded by oak trees. To the eastern side of the community, there is Ceres River Bluff Regional Park on East Hatch Road, which boasts over 38 acres of sports fields for soccer, softball, basketball and volleyball. The park is directly next to the River Oaks Golf Course on Golf Links Road, which is one of the most popular courses in the region.

Climb aboard “The S” for routes around town
State Routes 132 and 99 run alongside Bystorm and connect the community to the rest of the Central Valley. These highways eventually connect to Interstate 5, offering a high-speed route to Sacramento, which is 77 miles away. The Stanislaus Regional Transitional Authority – known to locals as “The S” – has many local stops along Latimer Avenue, Herndon Road and East Hatch Road, and is another way to travel throughout Modesto and Ceres.
