Heritage is a suburban development on the southeast side of Moline near the Rock River. About 80% of residents own their modest midcentury houses, which fall below the citywide median of $142,000. The latter tends to be a key factor in why people choose to move to Heritage, according to Dan Kelly, a Realtor with Ruhl & Ruhl Realtors whose clients purchased a home in the neighborhood in November 2024. “The buyers really liked the price point, the size of the home and the location,” says Kelly. “Because you’re also right by parks, schools and restaurants, so you have everything.” Nature is in the backyards of many as some houses back up to a pond, and a few others face the river. There’s a park right next to the riverside homes for relaxing or launching a boat. Another nearby park is a hub for youth sports.
Modest midcentury houses
Houses in Heritage were built between the 1950s and ‘70s on suburban cul-de-sacs. The neighborhood is made up of ranch-style homes, bi-levels and Colonial Revivals with 1,200 to 1,900 square feet of living space and three to five bedrooms. Lots are flat and measure a quarter-acre or less. Garages are also common, either attached to the home or at the end of the driveway. Prices range from $100,000 to $225,000 with those in the $200,000s having a pond in the backyard. There are just over a dozen similar houses along the Rock River which rarely hit the market.

National chain and Midwest retailers
Nearby John Deere Road is home to big box stores, shopping and dining within a mile in either direction. To the west, Rock River Plaza has Walmart, Marshalls and Lowe’s. More Midwest regional stores are to the east, including Blain's Farm & Fleet department store, and Menard’s, a home improvement store. More than a dozen restaurants, mostly national chains, are in and around the shopping plaza. There is one regional staple, though. The Hungry Hobo is a casual sub shop with 12 locations throughout the Quad Cities. The Heritage shop is one of the first locations, established in 1973.
Riverside relaxation at Old Green Valley Park; Softball tournaments at Greenvalley Park
Parks in the area cater to a variety of interests and experiences. Old Green Valley Park is a nearly quarter-mile stretch along the Rock River with picnic tables and a gravel boat ramp. Greenvalley Park, just a few miles north, is a sports complex with eight softball diamonds and 10 soccer fields that the city uses to host leagues and state tournaments. “The softball part of the complex is full every weekend from spring through fall,” says Kelly. “People travel from Chicago and all over to play there.” The 2-acre Greenvalley Dog Park is open from May through September. For some indoor fun, QC Family Entertainment has bowling, laser tag and an arcade. Playcrafters Barn Theatre has been entertaining the community since 1958, however the group actually started traveling performances around the region in 1929. Locals can also catch a film at VIP Cinemas, which opened in Rock River Plaza in 2024 with 14 movie theater screens.

Old Green Valley Park offers visitors a place to rest on many benches found in the park.

Two state championships in one year at Moline High School
Butterworth Elementary School is walkable distance from some homes and a little over a mile away from others. Woodrow Wilson Middle School, on the other hand, is about 3 miles away. Niche grades both schools B-minus. It’s about the same distance to Moline High School, which gets a B-plus and is known for its competitive athletics program. In 2023, the boys soccer and basketball teams won Class 4 A state championships, with the soccer team finishing the season undefeated.

Getting around Heritage and beyond
Quad Cities MetroLink has a few bus stops on the east and west sides of the neighborhood, taking locals all over the region. It’s about a 1.5-mile drive on John Deere Road to Interstate 74. Commuters can take the interstate about 4 miles north to downtown Moline or another mile north across the Mississippi River to Bettendorf, Iowa. I-74 also crosses the Rock River going south, with the Quad Cities International Airport on the other side, where travelers can fly to 10 U.S. cities. UnityPoint Health - Trinity Moline is about 4 miles away from neighborhood.
