Small-town charm 30 miles north of Charleston

Moncks Corner is a small town overlooking the 60,000-acre Lake Moultrie, 30 miles north of historic Charleston. Since its early 18th-century founding, Moncks Corner has mainly been agrarian. Its residents have been farmers, boaters and fishers for centuries, savoring laid-back country living on lush pastoral landscapes. "It's an area that hasn't changed as much as the ones that surround it," says Greg Ferrao, Realtor at Agent Owned Realty, who's lived in the next town over since 1985. "It's a very nice town, but it has been insulated from development." He explains that lakeside properties are limited, pushing new developments to the area's outskirts, where life is still pretty quiet. When they're not working, locals spend time outside at the area's many parks, gardens and campsites. Moncks Corner has a collection of well-preserved 18th, 19th and 20th-century structures from a string of early settlements, including several landmarks on the National Register of Historic Places. Most of the landmarks represent the area's agricultural heritage. Strawberry Chapel, among the most famous, was built in 1725 to serve people who lived too far from their parish church to attend Sunday service. The church still opens for service four times a year and will celebrate its 300th anniversary in 2025.

Established homes and working in Berkeley County

From the sidewalk-lined streets framing new developments to the grassy plots surrounding modest 1970s homes, Moncks Corner's residential landscapes are quiet and covered by old-growth oaks and maples. Properties start around $250,000, which can buy a modest brick ranch-style with a yard or a brand-new townhome in a small sidewalk community. Prices top off around $1.2 million here for a five-bedroom home with an in-ground swimming pool and a few acres of land. Most listings hover closer to $300,000, including a growing selection of farmhouse-influenced new builds and sturdy midcentury homes. The median housing price is around $365,000, which is below the nationwide median. Moncks Corner is home to the Santee Cooper corporate office, the largest power and utility company in the state. Around the corner is Roper St. Francis Medical Center, another top employer.

Meet the neighbors at Unity Park celebrations

Unity Park doesn't look like much; its small spread of grassy grounds stretches across a city block, anchored by a fountain and a little landscaping. But, as its moniker indicates, this is a community cornerstone and a gathering place for nearly every town event, including the popular Jazz and Art in the Park and Christmas in the Corner. Moncks Corner is also known for its natural resources and water access. Lake Moultrie's beaches and coves are popular when the weather is nice. The Cooper River hugs the community's eastern corner, providing more shoreline for water sports and activities. Moncks Corner is also home to Old Santee Canal Park, full of woodsy trails that wrap around a 19th-century estate. Cypress Gardens, 13 miles from the city center, has wetlands famously featured in the 2004 film The Notebook and is also known for its Easter Festival.

Berkely High students connect with local businesses

The Berkeley County School District, rated B and ranked third best in Charleston by Niche, serves Moncks Corner. The school pathway varies depending on the side of town, but many start at the B-rated Berkeley Elementary and continue to the B-minus-rated Berkeley Middle before finishing their studies at Berkley High, rated C-plus. High schoolers enjoy regular get-togethers like the "lunch and learn" series, where the school invites local businesses to share knowledge in their field and insight into career opportunities. Local eats at Music Man's and shopping at Walmart

Brick-clad storefronts filled with antique stores, salons and restaurants face East Main Street, a walkable old town center busiest during events like the Farmer's Market on Thursday evenings and holiday celebrations. Hopping on U.S. Route 55 and heading into Charleston

"Most people have a 20 to 25-minute commute, so once you get outside that, fewer are willing to do that. But people in Moncks Corner do," Ferrao says. The 30-mile ride into downtown Charleston typically takes about an hour, and U.S. Route 52 is the way in and out of town. Most Moncks Corner locals are drivers, as public transportation is limited. The TriCounty Link bus system, comprised of 49 vehicles and nine fixed routes, services rural localities in Berkeley, Charleston and Dorchester Counties. There's a stop at the town center for those who need a ride into the city. The Charleston International Airport is 25 miles south of Moncks Corner.

Moncks Corner has mild winters and hot summers, and the city enjoys South Carolina's subtropical climate. According to Risk Factor, the city has a severe wind factor based on the projection of severe storms and hurricanes. The city also has an extreme risk from heat, and temperatures exceeded 100 degrees for 43 days in 2024.
