Living by Keystone Resort and other Summit County ski destinations
Keystone is home to less than a thousand full-time residents who take advantage of Summit County’s many outdoor recreation opportunities. This neighborhood is at the base of Keystone Ski Resort, which attracts visitors and locals with its world-class slopes. Plus, “It’s next to Arapahoe Basin, which has the longest ski season anywhere in Colorado – until the Fourth of July,” says Andrew Goldberg, Broker Associate at Compass Denver with over six years of real estate experience. “It’s got the proximity to Denver, access to multiple mountains, as well as buying in a resort zone.”
From night skiing to summertime paddleboarding
The Rocky Mountains take up the bulk of Keystone’s land area, and folks can ski, snowboard and hike. At Keystone Ski Resort’s five bowls, skiers and snowboarders can explore a variety of beginner, intermediate and expert level runs, plus a terrain park. The ski resort is known for having night skiing and the longest runs in the area. At Keystone Lake, folks can ice skate in the winter and paddleboard in the summer. Keystone “has a decent amount of year-round people, but it does drop off in the summer,” Goldberg says. Other summertime activities include mountain biking at Keystone Bike Park and hiking at the Keystone Gulch Trailhead. Local bars and grocery markets
Neighborhood hangout spots include GOAT Soup & Whiskey Tavern and The Cala Pub. For cooking at home, residents can pick up the essentials at Gateway Grocery & Liquor or drive to City Market in Dillon for a wider selection. River Run Village at the base of the ski gondola is geared toward visitors. Still, locals may enjoy its pedestrian-friendly promenade, colorful architecture, holiday decorations and variety of shops and restaurants.
Condos, townhomes and luxury cabins
Homes and businesses are concentrated in the middle of the neighborhood along Route 6. Residential streets have clear signage for seasonal visitors pointing toward the medical center and parking areas. Driving down the roads, evergreen trees are visible in every direction. With their dark brown and wooden exteriors, residences blend in with the forested landscape. “Keystone will see more growth in appreciation and quality of housing. There are no rental restrictions in the resort area. And it’s more affordable than Breckenridge, Vail and Aspen,” Goldberg says. Luxury cabins range from about $1.35 million to $4.51 million. Condos and townhouses range from $75,000 to $2.1 million.
Free Summit County buses
The area’s main drag is Route 6, which connects to Interstate 70 in Silverthorne. Route 6 also takes drivers east to Arapahoe Basin and Loveland Ski Area. However, even with snowplows, roads can get icy in the winter, so many drivers put chains on their tires for traction. Free Summit County buses stop along Route 6 and go to Silverthorne, Dillon and Keystone. The base of River Run Village has the closest bus stop to the gondola, but getting to the ski lift requires a walk through River Run Village. The Mountain Shuttle also comes to the River Run bus stop, which takes passengers to other ski resorts and Denver International Airport 95 miles east.
Summit Cove public schools
The nearest public school system is right outside the neighborhood in Summit Cove. Students may attend Summit Cove Elementary School, rated B-plus on Niche, Summit Middle School, rated B and Summit High School, rated B-plus. The middle and high schools’ Alpine boys and girls ski teams swept the podium at the 2024 state championships.
