This Montpelier enclave blends a suburban feel with a convenient location
Central Vermont’s dense woods and the picturesque Winooski River give way to the Berlin Street neighborhood, which rises on a hilltop above Montpelier. The enclave is anchored by a roadway that shares its name. Residential streets branch out from Berlin Street, uncovering a suburban community seemingly removed from the more active city center. Yet, local Realtor Janel Johnson of Coldwell Banker Classic Properties says Berlin Street’s appeal lies in its proximity to much of the area’s conveniences. “It’s close to the hospital, medical offices, grocery shopping, and not too far from Downtown," says Johnson, who has been selling homes in Montpelier for over 20 years. “But the beauty of this neighborhood is that it’s very close to the Montpelier Bike Path and to our local food co-op, Hunger Mountain. It’s an easy walk to both of those.” With access to highly rated schools and homes boasting views of the Green Mountains, Berlin Street offers a well-connected lifestyle with a suburban feel just south of Downtown Montpelier.
Access to the Montpelier Bike Trail and Cross VT Trail
Though pocket parks are tucked within Berlin Street’s adjacent communities, the neighborhood boasts easy access to a handful of the capital city’s trails, including the Montpelier Bike Path and Cross VT Trail. The connected paved pathways weave in and out of streets, hugging sidewalks and swerving back into more nature-surrounded settings. Stretching past Downtown and into the Northfield Street neighborhood, the trails snake along train tracks and the Winooski River, offering waterside views for joggers, bikers and dog walkers. Some of the city’s pocket parks, such as Turntable Park, are dotted along the trails. Set along Stone Cutters Way, the green space features an iron turntable that spun train engines in the right direction – an ode to Montpelier’s history as a railroad hub.
Convenience to Vermont Shopping Center and Downtown Montpelier
Wedged between Downtown and the commercial centers in Berlin, the Berlin Street neighborhood offers convenient access to shopping and dining options. Local businesses and service providers, such as tire and auto shops, Tractor Supply Co. and car dealerships line Route 2 and River Street on the neighborhood’s perimeter. Shopping centers in Berlin are only 2 miles south. Vermont Shopping Center houses JOANN Fabrics and Big Lots, while Central Vermont Marketplace has a Walmart and Kohl’s. Grocery stores nearby include Shaw’s, Price Chopper, and the Hunger Mountain Co-op in College Hill. The community-based natural market features nearly 400 local vendors and has a deli and café at its location off Stone Cutters Way.
Residents can choose from various casual franchise chains along Route 302, many clustered around the Vermont Shopping Center. Options include McDonald’s, Burger King and Pizza Hut. Locally owned eateries such as Zachary’s Pizza Berlin and Wayside Restaurant are popular among locals. Wayside, a restaurant, bakery and creamery in one, is known for its nostalgic atmosphere and mom-and-pop diner vibes. The mainstay has served baked goods and ice cream since 1918.
A wide range of home styles with mountain views
A mix of modest housing styles, built from the late 19th century to the mid-1980s, makes up the inventory on this side of the river. “The Berlin Street neighborhood tends to be more of a place for first-time homebuyers,” Johnson says, noting that home prices can be lower than surrounding neighborhoods closer to Downtown Montpelier. Single-family homes typically range from $200,000 for a small ranch to $740,000 for larger farmhouse styles. Worker’s and colonial-influenced cottages are most common, situated between Cape Cods, split-levels and ranch-style homes. Vistas of the surrounding area are another appeal for homebuyers, Johnson says. “Many homes have a view of the state house or really pretty mountain views,” she says.
Top-rated Montpelier schools
Kids living in Berlin Street are zoned to attend schools within the Montpelier Roxbury Public School District, including Union Elementary School and Main Street Middle School. Students can complete their academic journey at Montpelier High School, which is ranked the best public high school in Washington County. Home of the Solons, Montpelier High features top-performing athletics and extracurricular programs. The school also offers Community-Based Learning, a course program that allows students to explore interests outside the classroom through shadowing, internships, and service-based and community-based studies. All three schools in the district maintain an A-minus grade with Niche.
Major roadways and Interstate 89
Route 2 is one of the main thoroughfares of the Berlin Street neighborhood and hugs its northern side. Berlin Street (the road) and Route 302 branch off Route 2, which also connects to Interstate 89. Burlington and the Burlington International Airport are about 40 miles away.
