Historic charm meets a welcoming community in this Montpelier neighborhood

Walkability, historic charm and a friendly community converge in College Hill, a residential neighborhood perched just east of Downtown Montpelier. “College Hill is a nice part of town that sits up high on a plateaued hill,” says Tim Heney, owner and principal broker of Heney Realtors. “It has a nice neighborhood feel; it’s great for walking around and for kids riding bikes, and it’s steps away from being right in the center of the shops, restaurants, churches and the library in Downtown.” Heney, who grew up in College Hill, emphasizes that it’s common to see people on foot or bicycle – especially en route to and from the heart of the capital city. “Coming down the hill is a breeze, but going home is a little more work,” he says. Local Realtor Lucy Ferrada echoes those comments about the neighborhood’s prime location and notes that its rich past adds to the enclave’s appeal: “College Hill has beautiful historic homes and is just a few blocks up the hill from the city center,” she says. “The neighborhood feels more like Downtown in the sense that you’re still part of the historic district.” The Vermont College of Fine Arts campus –which gives the neighborhood its name– sits at the center of the neighborhood. Though it ceased its on-campus offerings in 2022 and moved classes online, the institution maintains its historic administrative offices at College Hall, a 19th-century French Second Empire building set on an open field dubbed the College Green. “The college is still a centerpiece of the neighborhood,” Heney says. “It has changed in character over the years, and now it’s been in a transitional period, so the area doesn’t have as many college students as it used to.” The College Green is still heavily utilized by residents today and remains a significant neighborhood landmark. “It serves as a nice gathering spot for the community,” Ferrada says.

Turn-of-the-century to mid-century architecture

Turn-of-the-century to mid-century architecture A blend of historic home styles dots the tree-lined streets of College Hill. “The architecture styles are mixed; that’s what makes it nice,” Heney says. “You have turn-of-the-century homes and Victorians, and some built in the 50s and 60s, but nothing newer.” Most of the homes built in this neighborhood were erected before 1939, though others considerably earlier. Victorian and colonial styles are common among the larger homes, with a few ranch-style homes and cottages – some with gingerbread-like details –peppered in between. Prices for real estate here range from $300,000 for a classic ranch-style home to $680,000 for a stately Victorian.

Downtown shopping and local eats are steps away

College Hill residents can walk to the slew of shops and eateries, from boutiques to cafes. Though mostly clustered on Main Street in Downtown Montpelier, a few favorite mainstays line Barre Street on the southern side of the neighborhood. Woodbelly Pizza serves up specialty slices and pies in its contemporary yet laid-back location, while Ondis offers a unique menu of elevated seasonal dishes and creative cocktails that change regularly. Downtown, the eclectic mix of local stores - including Bear Pond Books, Capitol Stationers Inc., Cool Jewels and Buch Spieler Records - provide shoppers with a wide range of merchandise. Locals can pick up groceries at the Hunger Mountain Co-op or Shaw’s.

Recreation at the College Green and Hubbard Park

Though fewer students traverse the VCFA campus today than in years past, the College Green remains a recreational and event spot for the neighborhood and larger community. “The College Green is now used for different purposes,” Ferrada says. “Some of the school and afterschool programs take place there, the farmers market used to be there, and they had a celebration for the eclipse.” When not used for an event, the grassy lawn is used for playing catch, picnics and more. On the other side of Downtown Montpelier lies Hubbard Park, the city’s largest. College Hill residents are only a few minutes away from the sprawling 200-acre park, which features multi-purpose trails for hiking and biking. Tower Loop Trail brings recreationists to the Hubbard Tower, a stone edifice and observation deck that provides views of the surrounding city landscape and the Green Mountains.

Montpelier Alive hosts an abundance of ongoing events

Apart from the smaller events at the College Green, College Hill residents benefit from the city’s robust social calendar. A majority of the city’s events are spearheaded by Montpelier Alive, a community-based organization. “Montpelier Alive has a constant flow of events happening,” Heney says. “There are quite a bit of promotional activities like art walks a few times a month.” Other ongoing events include workshops and classes, while seasonal celebrations include the Montpelier Fall Festival, which takes place every September. “The Third of July is always a fun one, with a parade and fireworks,” Heney adds.

Strong academics at Montpelier District schools

Kids in College Hill may attend schools within the Montpelier Roxbury Public School District, which is ranked the fifth-best school district in the state by Niche with an A-minus grade. Schools include Union Elementary School for prekindergartners through fourth graders and Main Street School for fifth through eighth graders. Pupils may advance to Montpelier High School, where they can participate in the Flexible Pathways Program or Community Based Learning Program, a course that allows students to explore community resources through work-based learning, community-based personal studies and service-based learning through volunteer work. All three schools maintain an A-minus from Niche.

Convenient access to Main Street and Interstate 89

Though College Hill’s streets are highly walkable and bikeable, residents have quick access to major thoroughfares like Main Street and Berlin Street, the latter connecting to Interstate 89. Burlington, Vermont, sits less than 40 miles away.
