A Morehead City neighborhood on the green
The master-planned community of Brandywine Bay is divided by North Carolina Highway 24, resulting in two sections known as the Golf Side and the Sound Side. To the north, the Golf Side refers to the semi-private Brandywine Bay Golf Club and Clubhouse. “It is a gated community,” says Kathy Calling, a Brandywine Bay resident and Realtor with Coldwell Banker SeaCoast Advantage. “But the gates stay open until from 8 a.m. to 8 p.m., so people can access the golf course.” On the south side, the Sound Side has separate amenities and a marina. Brandywine Bay has single-family homes, townhouses and condos with backyard views of the water or the green. “It’s a great neighborhood for families and even retirees,” says Andi Darden, marketing manager for Mary Cheatham King Real Estate. To keep up with what’s happening in the neighborhood, residents turn to the Brandywine Bay community newspaper Sound Waves, which has been in print for nearly 40 years. “It gets delivered personally to everyone’s homes,” Calling says.

Living on the Golf Side or the Sound Side
Brandywine Bay Golf Side consists of six subdivisions. “It’s not a standard subdivision because all the homes are different,” Calling says. “They didn’t clear out all of the trees, so there’s a lot of greenery in the community.” Cedarwood Village is a condo community with 60 units, some overlooking the golf course. Hammock Place and English Turn offer one- or two-story single-family homes, while The Reserve and Reserve at the Green are townhouse communities by the green. Homes on the Golf Side fall under the Brandywine Owners Association, while the Sound Side is part of the Brandywine Bay Association. “The Sound Side is mostly condos but has some waterfront homes as well,” Darden says. Individual subdivisions may have their own fees on top of that. Contemporary homes built in the 1980s to early 2000s range from 1,600 to 3,000 square feet. Single-family homes cost between $350,000 and $700,000, while townhouses and condos start at $280,000 and go as high as the low $400,000s.

A 1960s high school getting renovations
Morehead City Primary serves kindergarten through Grade 3, while Morehead City Elementary teaches Grades 4 and 5. They both earn an A-minus on Niche. Morehead City Middle also scores an A-minus, while West Carteret High has a B-plus. The largest school in the district, West Carteret serves just over 1,100 students in Morehead City and the surrounding areas. The 1964 school is set to undergo renovations that will be completed in 2025. Improvements include a new science wing and band room, along with electrical upgrades, including heating and air conditioning.
The West Carteret High School is ranked 190th in North Carolina.
The Morehead City Primary School has just over 545 students.

Golf club membership and homeowner association amenities
Brandywine Bay Golf Club and Clubhouse is an 18-hole course, and membership includes golf, pool access and social facilities. However, the tennis courts there are not currently useable. Some subdivisions have their own amenities. Cedarwood Village has a community clubhouse with a pool. Homes on the Sound Side also have access to a pool and tennis courts maintained by the Brandywine Bay Association. The marina is open to 40 boat slips and operates on a first-come, first-served basis. “The Golf Side has lower HOA fees, but residents have to be a member of the golf club to use the amenities,” Calling says. “The Sound Side has higher fees, but most of their amenities are included.”

Stores and restaurants from basic to elegant
“Morehead City has everything people need,” Calling says. “It’s about 4 miles to Walmart, Lowes and fast-food chains.” Grocery stores are also nearby, including Harris Teeter and Food Lion. Downtown Morehead City is better known for its local spots. “I was just looking on our local Facebook community page, and a lot of people were recommending Parrott's On Eleventh,” Calling says. The highly-rated seafood restaurant serves entrees like crab stuffed salmon and signature drinks. Brandywine Bay Golf Club offers lunch and dinner at the K Club, which is open to the public. Their Saturday special is karaoke and a taco bar.
The nearest Walmart is only a short drive from Brandywine Bay.
For some fine dining, you can head into Morehead City to The Parrott on Eleventh.

A fishing event on a celebrity scale
The community stays close through organized events like book clubs and bridge clubs. Morehead City has two major events, including one of the largest and oldest fishing tournaments. “The Big Rock Blue Marlin Tournament is a big deal and brings in thousands of people,” Calling says. It’s $40,000 to enter every category, and the prizes total over $1 million. Michael Jordan’s boat competed last year.” The Crystal Coast Civic Center hosts the Carolina Cholate Festival at the beginning of February. In addition to trying chocolatey treats, attendees can participate in the cocoa 5K run or the professional and amateur bake-off.
The surrounding community of Brandywine Bay is rooted in the commercial fishing industry.
The majority of Brandywine Bay residents own their own boats.

Divided by North Carolina Highway 24
The neighborhood is just outside of Morehead City limits and goes from Bogue Sound across Highway 24 to Highway 70. The closest airport is Coastal Carolina Regional, a 30- to 40-mile drive that can take around 40 to 50 minutes, depending on traffic. It’s an 8-minute drive down the bridge leading to Bouge Banks, where Atlantic Beach and Emerald Isle sit on opposite ends. “Any place on the Crystal Coast like Morehead City, it does not take long at all to get to these islands by boat,” Darden says.

Important to know
In early 2024, dozens of Brandywine Bay residents were faced with poor water quality and unexplainably high water bills. They reported the water having an odor and yellow color, while bills reached as high as $900. In response to Carolina Water Services stating that the water was safe, the Brandywine Bay community formed a committee to investigate further.
Townhomes are a popular option in the Brandywine Bay neighborhood.
Many of the homes on the Golf Side have large front and back yards.
