Neighborhood grow from expansion of area, Joint Base Andrew
Morningside, located at the doorstep of a major military airfield and just 5 miles from the edge of Washington, D.C., is known as the “Gateway to the Nation’s Capital.” Like most of the surrounding D.C. area, farms and country landscapes filled Morningside until it became a town in the late 1940s. Developers eyed the sliver of land because housing was scarce after World War II as the population boomed. The community lacked paved roads and water services, but quickly became an inexpensive place for returning veterans to buy a house. With the advent of what was then called Andrews Air Force Base – now known as Joint Base Andrew — and Interstate 495 — the Capital Beltway — the town grew to accommodate civilian personnel and workers who commute to D.C.-area jobs. Joint Base Andrew continues to heavily influence the area. Suitland Road leads right to the base — which is also the home of Air Force One when the U.S. president travels to and from D.C. — and commercial businesses line the roads leading to the base’s entrance. “A lot of original owners still live in the neighborhood,” says Terry Catalano of Re/Max Leading Edge. Catalano has sold homes in the area for nearly 40 years. “There are also a lot of Baby Boomers in the area. It’s also all about affordability.”
Small Cape Cods and cottages dominate housing stock
Most of Morningside's original 1950s houses remain, although many have been renovated and updated over the years. Single-family houses have room to grow here — additions and remodeling are common. Small Cape Cods, bungalows, and cottage-style houses are located on medium-sized lots with easy-to-care-for yards and lawns. The pared-down landscaping doesn’t mean residents are foregoing gardening, though. Front porches and paved driveways get decked out with potted plants and blooming shrubs, boxwoods and hedges cling to houses and mammoth sunflowers decorate some yards. Multifamily housing consists of modern, amenity-filled developments. Apartment complexes like Metroplace at Town Center and condo complexes cluster near the Branch Metro station, allowing for easy commuting. House prices range from $227,000 to $815,000. Most lots average 13,000 square feet and home sizes are roughly 5,000 square feet. “Because of the addition of the FBI, IRS, Census Bureau and Department of Housing, the area is attracting a lot of government employees,” Catalano says. She adds that several residents commute to government jobs in Prince George’s County.

Magnet school combines art with academic success
Students attend Prince George’s County public schools. Benjamin D. Foulois Elementary School Creative and Performing Arts K-8 is a magnet school focused on combining art education with academic progress. The school has a C-minus Niche rating. Drew Freeman Middle School has a D-plus rating from Niche and Dr. Henry A. Wise, Jr. High School has a C. There are seven colleges and universities local to Morningside, including Prince George's Community College and Webster University.

Tennis courts popular spot
The Michael J. Polley Neighborhood Park Michael has two tennis courts and some basic playground equipment to entertain kids while you practice your backhand. The town sponsors seasonal events for holidays like Halloween, Trunk-or-Treat and Fourth of July, as well as community-oriented activities like spring cleanup days and senior lunches.
Lots of shopping and eating options
Commercial complexes built around the Apollo Aspire apartments house retail stores and restaurants. Dubbed the Restaurant Row Apollo, this string of chain and regional dining spots includes the Real Milk and Honey Eatery, a pancake palace with delectable brunches and a comfort-food dinner menu. Roma Pizzeria serves antipasti and breakfast pizza and The Spot Food Hall hosts various eateries serving Asian Fusion cuisine. There is Marlow Cinema 6 movie theater off of Branch Avenue and Giant Food store in neighboring Marlow Heights. La Colonia International Grocery Store anchors the Andrews Manor Shopping Center located just outside the air base.

Easy commuting choices
Morningside is home to five Metrorail stations on the Green, Blue and Silver lines. Additionally, the are three VRE commuter rail stations and two MARC rail stations. There are also two local bus stops within a 1-minute drive from the center of the neighborhood. Located minutes from interstates 95 and 495 and the Suitland Parkway, making commuting a breeze. Ronald Reagan Washington National Airport is roughly 30 minutes away.
Carjackings in D.C. create demand
Catalano says one of the big draws to places like Morningside, which hovers near the D.C. border, is the uptick in carjackings. According to the Metropolitan Police Department, in 2022, there were 439 carjackings in D.C.; in 2023, there were 906, a more than 50% increase.
