Historic and resilient
Mount Holly, New Jersey, is a community with homes in a suburban setting and a vibrant Downtown district that offers unique shopping opportunities. The area was settled in 1688 and is very steeped in history. One of the early challenges for settlers was trying to grow crops in New Jersey’s sugar sand, a nutrient-lacking sandy soil. The location was an early Underground Railroad site and played a critical role in the Revolutionary War Battle of Trenton. This community has seen its ups and downs but has managed to weather not one but two economic downturns through resiliency. Mount Holly has a suburban small-town feel and is in one of the seven state counties in the New Jersey Pine Barrens, the largest remaining Atlantic coastal pine barren ecosystem.
The town expanded its agricultural and manufacturing companies during the Industrial Revolution and the early 20th Century, but that would soon come to a crashing halt post-World War II when the companies were shuttered. This marked the first economic downturn, followed by a mass exodus of blue-collar workers seeking better opportunities. During the Vietnam War, the community saw a revival due to nearby military bases, Fort Dix and McGuire Air Force Base. By the 1980s, the region sank into another downturn as Fort Dix’s history of marshaling, training and discharging soldiers was turned over to two Texas Forts and Philadelphia area malls, affecting the retail climate in the community. A second revitalization was accomplished then by attracting new residents and businesses through private and public investments in modernized affordable housing.

A designated New Jersey Opportunity Zone
Homes in Mount Holly can cost between $170,000 and $644,000. Maria Jobes-Hogan of Weichert Realtors-Burlington says housing styles vary from home-to-home and street-to-street. The neighborhood is also attractive to first-time home buyers. The neighborhood’s housing stock can satisfy multiple desires, whether it’s a newly constructed townhouse, a 1920s craftsman fourplex with a stucco exterior, concrete porches and painted wood trim, a charming pink ranch-style home or a modest Cape Cod. Additionally, Mount Holly is a designated New Jersey Opportunity Zone, meaning residents and businesses can take advantage of significant tax breaks to purchase property in the community. Evidence of the Pine Barrens remains as the neighborhood’s forested suburban streets flow inward towards the town’s center. The area has a CAP Index crime score of 3 out of 10, which is lower than the national average of 4. Walkers and bikers will be happy to know that the neighborhood is considered favorable for both activities.

Large green areas
In addition to green areas where residents can exercise, neighborhood parks house historic Mount Holly structures. Large green areas and walking trails encircle Mill Dam Park, which encircles the town center of Mount Holly and extends along the Rancocas Creek and across the eponymous dam. The Ironworks Park, which was formerly the Mount Holly Ironworks facilities and now features a boat launch, picnic shelters, playsets and athletic fields ideal for playing catch with friends, is just across the river. Historic Smithville Park, located less than three miles along Mount Holly Ewanvill Road, features 280 acres of upland woodland, marshes, a Greek Revival mansion from the 19th century and one of the few remaining Victorian Industrial-era communities in the area.

Downtown District has local flair
Adding to the community’s rural feel is its quaint Downtown District, complete with its own traditional American Main Street. Don’t expect to find a Pizza Hut, McDonald’s, Lowes or a Hair Cuttery here. This dining and shopping district could be considered the lifeblood of Mount Holly — the shopping and dining district is jam-packed with local and small businesses. There are 45 shops and 28 eateries packed within the walkable district. And, for the fanatical Philly sports fans, Dempster’s is the local sports bar where you can catch the Eagles or the Fightin’ Phils while chowing down on a plate of wings. The pub also features leagues for darts, cornhole, shuffleboard and horseshoes.

Holly St. Patrick’s Parade and 5k Run & 1 Mile Family Fun Walk. In fact, Mount Holly’s daily event calendar is packed with events, something not exclusive within the region. “The South Jersey downtowns are really active. There’s lots to do for all ages,” says Nancy Kowalik, the founder and owner of the Nancy Kowalik Group. “And, there’s everything there but outlet shopping.” Locals who desire a Big Mac, Popeye’s chicken, CVS or groceries at the local ACME can stay on High Street for two miles to find chain stores.
