A suburban oasis for commuters to Philly and surrounding areas
Three miles off the New Jersey Turnpike, with lake views, local parks and recreation blocks away, Birchfield is a suburban retreat designed to give commuters an escape from the cares of their week. “Buyers are attracted to the lakes and proximity to Philadelphia,” says Maria Jobes-Hogan, who grew up in Burlington County and became a local Realtor 10 years ago as a second career. “You’re only 25 minutes from the city, and taxes are more reasonable because the high school is regional.”
Part of Mount Laurel Township, Birchfield is very green, unlike the urban sprawl of North Jersey and New York, where the neighborhood gets buyers. “I also see many military personnel looking to buy in Birchfield. Joint Base McGuire-Dix-Lakehurst is only 20 miles away,” says Ron Palentchar, a Realtor with Re/Max World Class Realty who has sold real estate for 25 years and, like Jobes-Hogan, has lived in Burlington County all his life. “Atlantic City is an hour away. So Birchfield can accommodate a wide range of employers within a 50-mile radius.”
In addition to its location and park-like setting, Birchfield also draws homebuyers with its quality schools, ample shopping and local events. “It’s a tight community,” Palentchar says. “Birchfield hosts holiday events like Easter egg hunts and breakfast with Santa. Neighbors get to know each other, and school sports bring families together.” Birchfield also has a crime score of 2 out of 10, according to CAP Index. The national average is 4.
A mix of condominiums and townhouses for under $300,000
Birchfield homes were built from the late ’70s to the mid-’80s and feature a mix of housing options. Over half are two-bedroom condominiums that sell from $150,000 to $300,000. Many have back patios with double sliding doors that lead outside. To maximize space, units often have galley kitchens and double closets for additional storage. Many overlook the lakes at the center of the neighborhood. Two-bedroom townhouses and patio homes account for about a third of the properties in Birchfield. They often come with one-car garages and list for $230,000 to $360,000. A few single-family ramblers and larger three- and four-bedroom colonial-style homes are available, too, for $350,000 to $475,000. These often come with attached garages, extra living space such as family rooms and offices, and large backyards. “Birchfield is an older development, but it draws homebuyers with its lakefront homes, mix of properties and location,” Palentchar says. “In Birchfield, you’re in the center of everything, with easy access to Philadelphia and surrounding areas. You’re also less than an hour from Atlantic City.”

Emotional learning and athletics prominent in Mount Laurel schools
The schools that serve Birchfield belong to the Mount Laurel Township School District, which receives a B-plus from Niche. Parkway Elementary, also B-plus-rated, emphasizes social-emotional learning and provides fun after-school extracurricular activities, such as cooking and ukulele clubs. At Mount Laurel Hartford School for grades five and six, another B-plus school, students learn about emotional intelligence, resilience and empathy. Seventh and eighth graders can attend Thomas E. Harrington Middle, which earns a B-plus, too, and offers an 11-to-1 student-teacher ratio. Lenape High, a regional A-minus school, celebrated a milestone when the girls' basketball team won its second state Group 4 championship in 2024 after its first victory in 2016.
Parkway Elementary School has 361 students in grades PK-4.

Transportation and other resources for the Birchfield community
With sidewalks on every street, amenities like tennis and basketball courts within the development and a grocery store around the corner, Birchfield is a walkable and bikeable community. Philadelphia is 18 miles by car using Routes 73 and 90 to Interstate 95. Route 73 South to U.S. Route 30 takes drivers to Atlantic City, a 50-mile trip. The New Jersey Turnpike, a toll road, and Interstate 295 run alongside the neighborhood. The turnpike connects drivers to Interstate 95 north and south Philadelphia. Route 295 loops north around Trenton and connects with 95 south of Wilmington. The closest New Jersey Transit train station is Cherry Hill, 10 miles from Birchfield, with Philadelphia or Atlantic City service. Philadelphia International is the nearest airport, a 25-mile drive.
Virtua Marlton Hospital, south of Birchfield, is off Route 73 and specializes in emergency services, cardiovascular diagnoses and treatments, surgical spine care, joint replacement surgery and stroke care. The closest church is Grace Bible, which features adult, youth and children’s ministries and service opportunities ministering to patients at local nursing homes.
Recreational amenities inside and near Birchfield
Birchfield residents can access the community's in-ground pool, clubhouse and gym. The neighborhood also features walkways that circle the lakes and connect walkers to community tennis and basketball courts, playgrounds and open grassy areas. Mount Laurel Memorial Park to the north is surrounded by dense forest and has two astroturf fields for football or soccer and a grassy field. It is also a good place for dog walking. Laurel Acres Park to the south offers a large fishing pond, bike paths that run the park's length, soccer fields, and several baseball and softball fields. Adjacent to it, Ramblewood Country Club features 27 holes of championship golf with three courses that challenge players of different skill levels.

The Town Square shopping mall within a block of Birchfield offers a ShopRite grocery store and a handful of stores and restaurants. K-Towne Kitchen, a Korean-inspired eatery, is one of them. K-Towne satisfies many cravings for comfort food with ramen, dumplings, cheesesteaks and wing dings. Ramblewood Garden Center is just west of Birchfield’s main entrance. Here, residents can purchase plants and gardening supplies and have their questions answered by the center’s knowledgeable staff. Moorestown Mall nearby features Boscov’s department store and dozens of retailers. A Regal multi-screen cinema with recliner seating occupies a prominent spot, and big-box stores like Home Depot and Dick’s Sporting Goods make the mall a one-stop for home needs. Fans of Wegmans will be glad that the premium grocery chain has a store just 4 miles north, where they’ll also find a Target and Costco. Another popular shopping destination is Cherry Hill Mall. With dozens of national retailers, it’s 7 miles west.

Juneteenth in Laurel Acres Park and the county farmers market
One of Mount Laurel’s premier events is its Juneteenth celebration in Laurel Acres Park next to Birchfield. Participants can enjoy jewelry making, raffles and giveaways, and there are bounce houses and face painting for children. Information on the Mount Laurel Library, area historical societies and other township resources is available. Businesses showcase their products or services, and restaurants bring a menu selection to feed the crowd.
The Burlington County Agricultural Center’s Farmers Market is open on Saturday mornings from mid-May until the week before Thanksgiving at the agricultural center off Centerton Road, 5 miles north of Birchfield. The market features local fruits and vegetables, honey, cheeses, eggs, baked goods and crafts.
