Living in the quaint suburb of Ramblewood Farms
About 20 miles outside of Philadelphia, a small sign resting on a narrow median welcomes residents home to Ramblewood Farms. Sidewalks and leafy trees line either side of the entrance lanes, giving this Mount Laurel suburb a quiet, walkable atmosphere. “People come here from Philly that want a little yard, but not so much that they can’t handle it,” says John Wuertz, a Broker Associate with Berkshire Hathaway HomeStyles. “It’s a family-friendly option, and you have everything in Mount Laurel. The area used to have a lot of farms, but it really exploded in the 1980s.” In addition to residential communities, retail plazas and park spaces replaced the town’s farms. According to the CAP Index, Ramblewood Farms has a crime score of 1 out of 10, much lower than the national average of 4 out of 10. The neighborhood’s seclusion, low crime incidence and highly rated school district may attract families, but its proximity to main highways draws in commuters. “It’s an amazing location because of how close it is to the interstate and the turnpike,” says Dawn Hogan, a real estate agent with Coldwell Banker Realty who lived in the Ramblewood area for 27 years. “You’re just five minutes from Interstate 295 and the New Jersey Turnpike.”
A competitive market of 1970s Colonial-style houses
There is a low housing inventory in Ramblewood Farms, and when available, homes typically sell quickly, staying on the market for an average of a week. “Homes in Ramblewood Farms were built between 1965 and 1975,” Hogan says. “Lots tend to be at least a quarter of an acre, and they’re not cookie cutters.” Common architectural styles include ranch-style and Colonial-inspired homes with two-car garages, driveways, green manicured front lawns and fenced-in backyards. Homes are generally between 2,000 and 2,500 square feet, and price tags range from $525,000 to $630,000. Sidewalks weave along the residential lanes, mostly shaded by poplar and dogwood trees. The neighborhood has no Homeowners Association or HOA fees.
Most of the homes in Ramblewood Farms are Colonial-inspired, with rectangular features and often having two stories.
Home prices in Ramblewood Farms often land around $500-600K.

Outdoor fun at Laurel Acres Park and Ramblewood Country Club
Located just west of the entrance to Ramblewood Farms, Laurel Acres Park is an expansive park with athletic fields and courts, multiple playgrounds for different age groups, a dog run and a walking trail that wraps around a small lake. “You can walk to Laurel Acres Park from the walking paths through the subdivision,” Hogan says, referring to Ramblewood Farms' footpaths and cut-throughs. “I raised three kids there, and they all played at the park, fished in the lake and played soccer. Baseball and soccer are big sports in Mount Laurel, and the fields at the park are so nice.” Laurel Acres Park hosts a series of community events and festivals throughout the spring and summer months. A celebration for Greek Independence Day is held in March, and June welcomes the Eid Al Adha Festival and a Juneteenth Celebration. There’s also a well-attended Fourth of July Celebration and fireworks show.
Less than a mile west of the neighborhood, Ramblewood Country Club has a 27-hole golf course and tavern that’s open to the public. “Ron Jaworski, who used to be the Eagles quarterback, owns the country club,” Hogan says. “The bar there is called Seven Tap because that was his number when he played.”

Dad’s Deli & Catering is a locally loved sandwich shop, and Sassa Bienne serves Afro-Caribbean and Cajun food. About a half mile from there, another commercial area features Whole Foods, more dining options, fitness facilities and a movie theater. On the north side, Town Square Plaza has ShopRite, takeout restaurants and salons. “Centerton Square is a 5-mile drive up the interstate,” Hogan says, referring to a larger retail area north of the neighborhood. “There you have Wegmans, the eighth wonder of the world." In addition to more dining and shopping options, this area also features Costco.
