Living in Mount Laurel’s secluded community of Rancocas Woods
Rancocas Woods, locally known as just The Woods, may be camouflaged by a canopy of holly and pine trees, but this Mount Laurel community still attracts commuters who need highway access and families who appreciate retail convenience. “Everyone knows this area of Mount Laurel over here, and how a lot of roads converge,” says Keith Conklin, Associate Broker with Keller Williams Realty. “And because of the roadways that run through here, there’s still development coming.” On the west side, Interstate 295 and the New Jersey Turnpike run parallel through the northeast, and on the east side, Rancocas State Park offers more than a thousand acres of secluded trails through preserved lands. To the north, Rancocas Creek flows into the Delaware River, providing even more outdoor recreation.
In the early 20th century, the Rancocas Woods area was an amusement park. People traveled to the park by trolley until it was ultimately abandoned. Home development started in the 1940s and 1950s, allowing The Woods to become the residential community that it is today. In the 1980s and 1990s, visitors came from all over to shop for antiques in the neighborhood’s small and wooded downtown strip, but when online shopping and big-box retailers sprouted up nearby, many of these smaller boutiques became vacant. With the development of Mount Laurel Manor Apartments across the street from the once-booming retail section, there has been a push for revitalization. Rancocas Woods Events & Shops, a nonprofit business association, continues to breathe fresh air into the small community by supporting local businesses and embracing the area’s outdoorsy location.
Quaint log cabins and secluded Colonial-style homes
The housing inventory in Rancocas Woods is often low, and when available, homes typically sell after an average of 17 days on the market. Common styles include 1,000- to 1,500-square-foot log cabins with cozy wood interiors, 1,000- to 2,000-square-foot ranch-style homes with carports and recent renovations, and 2,000 to 4,000-square-foot Colonial-inspired and contemporary houses that might have a half-acre of land. Price tags for single-family homes generally range between $330,000 and $715,000. While some properties have shorter driveways and sit near the residential road, many properties feature long, winding driveways that lead to a secluded patch of forest. In addition to this quiet atmosphere, the CAP Index gives Rancocas Woods a crime score of 2 out of 10, lower than the national average of 4.

Students attend public schools in the Mount Laurel district
Rancocas Woods students served by Mount Laurel Schools, which receives a B-plus rating from Niche. “My children thrived in Mount Laurel’s excellent school district, known for its diverse curriculum and more than 200 clubs at the high school level,” says Jenny Albaz, a Realtor with Better Homes and Gardens. “The schools helped them become successful adults.” Students can begin by attending kindergarten through fourth grade at Fleetwood Elementary, which receives a B, and then fifth and sixth grade at Mount Laurel Hartford School, which has a B-plus. They can advance to Thomas E. Harrington Middle, with a B-plus, for seventh and eighth grade. “Mount Laurel schools split up in 2012 because studies showed sixth graders shouldn’t be with eighth graders,” says John Wuertz, a Broker Associate with Berkshire Hathaway. Students can then graduate from either Lenape High or Cherokee High, both of which receive an A-minus.

Wildlife at Rancocas State Park and Rancocas Golf Club
Nature enthusiasts living in Rancocas Woods can take advantage of Rancocas State Park, a 1,250-acre preserve with miles of trails through freshwater marshes and woodlands. Residents might walk from the neighborhood to Spencer Park, which features softball fields and a trail entrance point. “Spencer Park is attached to Rancocas State Park, so you can access the wooded trails of the state park from there,” says Jerry Mascia, Deputy Mount Laurel Township Manager. The Rancocas Nature Center is on-site, open Tuesdays, Thursdays and Saturdays. For a more low-key adventure, Timbercrest Park is a pocket park with a playground for small children and basketball courts.
About 5 miles west on the other side of the highway, the public Rancocas Golf Club has an 18-hole course that is known to get a few friendly visitors. “There are a lot of families of deer that come through here. I guess it’s that peaceful,” says Brad Krisi with Rancocas Golf Club. “And there’s at least one turtle in one of the water hazards on the course.”

Farmers markets and beer gardens at Rancocas Craft Co-Op
Creek Road acts as Rancocas Woods’ unofficial Main Street. Rancocas Woods Craft Co-Op offers a nostalgic and artsy setting for collectors and browsers. In addition to an eclectic array of crafts, antiques and other trinkets, the co-op hosts a series of markets and events from March through November. The Rancocas Woods Farmers Market is held each Sunday in the months of June to October. Beer Garden and Craft Market events are held just as often, usually featuring live music or DJs, food vendors and performances from community organizations. The wooded area around the co-op also hosts the Mount Laurel Tree Lighting Ceremony in December.

Antique shopping and local dining along Creek Road
The two-lane Creek Road is lined with The Village Shops, which feature niche boutiques and locally adored eateries. A couple of establishments down from the Rancocas Craft Co-Op, The Woods serves ice cream, and The Bountiful Collective has antique gems. Continuing along this downtown strip, visitors can stop into Four Green Cats Cafe for a coffee and filled donut. The Colonial-style cabin with a wooden exterior is tucked back off the main drag, spotlighting a vintage water wheel. Next door, Ma & Pa’s Tex-Mex BBQ serves its namesake from a window, offering shady picnic patio seating. And neighboring the barbeque joint, Second Time Books is a popular used bookstore.
Residents can run errands a mile south of Rancocas Woods, where the Larchmont Centre and Larchmont Commons shopping plazas offer ShopRite, Aldi, eateries, banks, fitness studios and other storefronts.

Commutes on Interstate 295 and the NJ Turnpike
Rancocas Woods is located off Exit 43 of Interstate 295, allowing for a manageable 20-mile commute to Philadelphia. Philadelphia International Airport is on the other side of the city, about a 30-mile drive from the neighborhood. The interstate runs parallel to the New Jersey Turnpike, and while there are no turnpike exits directly into Rancocas Woods, residents can take exits 4 or 5 to get home. The area is car-dependent, as the NJ Transit bus system does not service this section of Mount Laurel.
