Relaxed, rural living with a neighborly spirit

Near the towns of Mt. Vernon and Burlington sits Clear Lake, formerly one of Skagit County’s biggest towns. Once a bustling center for logging, this quiet lakeside community now preserves its history through the Clear Lake Historical Association. This small museum is located in one of Clear Lake’s original buildings spared by fires. Today, Clear Lake is like “one of those town you can drive through and not even know that you’re there,” says Chloe Pattenaude, Coastal Realty broker and agent serving the Clear Lake area. But year-round residents value their small rural community because it’s “totally a slow-paced area – everybody knows everybody at the local pub. It’s super peaceful and safe and very family oriented,” Pattenaude says.

Fishing, boating and hiking

Clear Lake welcomes boaters, swimmers and water-skiers – but the most popular activity is fishing. Rainbow trout, Coastal Cutthroat trout, Largemouth bass and other species live in the lake. The morning is generally the most successful time of day for fishing. Clear Lake Beach offers public beach access by a picnic area and playground. Northwest of the neighborhood, Clear Lake Hill Trailhead starts off at a slightly steep incline before becoming more level. There is limited parking for this 5-mile hike.

Homes among the trees and lake

Along neighborhood streets, green grass and hanging telephone wires are a common sight rather than stoplights or sidewalks. Hills in distance are dotted with rich hues in the autumn; otherwise, they provide a dark green backdrop. Homes range in style from contemporary to midcentury to Craftsmans. Many properties include fruit trees, land for gardening or views of the lake. Prices extend from about $390,000 to $1.25 million.

Local haunts and eateries

For convenient coffee, sandwiches and desserts, Lakeside Coffee is a locally owned and operated drive-through that’s open daily. Clear Lake Market supplies the neighborhood with a limited grocery selection and a butchery in the back. “A local tavern, Evelyn’s, is really cute and small and very old-school – old western – a little bit of a dive bar, but a really great spot,” Pattenaude says. Evelyn’s Tavern also has year-round outdoor seating with heaters and horseshoe pits for customers to kick back and relax. In addition to seeing familiar faces at Clear Lake’s small businesses, residents can also meet neighbors at the Outlaw Wrestling Club, First Baptist Church or Community Covenant Church.

Distance to public schools

Clear Lake Elementary is located in the neighborhood. It’s rated B-plus on Niche and teaches kindergarten through Grade 6. Cascade Middle, rated C-plus and Sedro-Woolley Senior High, rated B-minus, are both about 5 miles north in Sedro-Woolley. Starting as early as ninth grade, high school students can take college classes offered by Skagit Valley College and Central Washington University without needing to leave the campus.

Driving out of the neighborhood

From Clear Lake, it’s about 8 miles to Interstate 5 and the retail stores in Burlington. State Route 9 bisects the neighborhood, stretching north to Sedro-Woolley and south to Big Lake. Clear Lake is a bit too rural to be walkable. Most locals drive, but if needed, Skagit Transit buses stop in the middle of the neighborhood, which take passengers to and from Skagit Valley College. Clear Lake is about 34 miles from Bellingham International Airport and about 7 miles from Skagit Valley Hospital.

Addressing the flood risk

Living in Clear Lake means living with a flood risk. With Beaver Lake Road and surrounding fields having a history of flooding during heavy rain, county stakeholders are in ongoing talks to improve drainage systems. Spring is the area’s wet season and fall is dry season.
