Old West End is getting new interest thanks to local efforts

Old West End has seen a lot of change in its 145 years. Formed during Muncie's "gas boom" between 1880 and 1915, the neighborhood is on the National Register of Historic Places. The community declined after industrialization, and many of the neighborhood's late Victorian and vernacular homes became dilapidated. However, residents, local organizations and Ball State University have joined together to breathe new life into the community. The Old West End Development Alliance (OWEDA) now seeks to construct new, affordable housing and green space in the community. "There's not been this much interest or construction in this neighborhood in maybe 100 years," says Tom Collins, an associate professor of architecture at Ball State University whose students are working with OWEDA. "This is probably the most intensive rehabilitation effort in that neighborhood in a long, long, long time."

Victorian homes for sale and rent

Old West End has some of the oldest homes in the city. The neighborhood typically features Victorian and Queen Anne homes, but buyers can also find bungalows, foursquare, Italianate and revival-style homes. Most people rent, and many homes are advertised as rental investment opportunities. Fixer-uppers can range from $10,000 to $60,000, and move-in-ready houses, depending on the size and extent of renovations, can cost between $70,000 and $225,000.As redevelopment continues with community input, Collins says, "The neighborhood is very adamant that they don't want people displaced or pushed out. They want current residents to be comfortable with what's coming." Residents have said they want new homes to match existing architecture. "They love the fact that the houses in the Old West End have front porches, and it allows people to build community and talk with each other and be connected, so they want all the new homes to have that feature so the neighbors can get to know one another."

Teens can walk to Muncie Central High School

Kids may attend South View Elementary School before heading to Southside Middle School, both receiving a C-minus from Niche. Muncie Central High School is within walking distance of most homes and receives a B-minus. The high school's Early College program allows students to graduate with college credit or an associate degree. Ball State University is just across the White River.

Shopping and dining in downtown Muncie

As part of Muncie's urban core, residents can walk to restaurants and shops in Downtown Muncie. The neighborhood is also on the bus line, making reaching other parts of the city without a car convenient. The Caffeinery is a hip coffee shop with specialty drinks, and Heorot, down the street, is a rustic bar with craft beer, pub fare and live music. Vera Mae's Bistro has fine dining covered, but residents can choose from several breweries downtown for more casual digs. The Downtown Farm Stand offers organic produce and goods. Still, folks can head to Payless on Tillotson Avenue for a wider selection of products.

Close to White River Greenway Trail and Canan Commons Park

Clifton Wallace Park provides a pocket of green escape in the neighborhood, while Canan Commons Park, located in downtown Muncie, hosts many city events. Next door, the Muncie Children's Museum features hands-on exhibits. Tuhey Park, just under a mile away, offers a playground, picnic tables and a public pool. Locals hike, bike and walk along the White River Greenway Trail for recreation and to get around town. Minnetrista Museum and Gardens is a Muncie gem that includes trails, an art gallery and the historic homes of the Ball family, the makers of the namesake mason jars. Visitors can explore the life and art of Bob Ross in "The Bob Ross Experience." Visitors can stand in the historic home where the jubilant artist filmed "The Joy of Painting." Burgeoning artists can even take a painting class by a certified Bob Ross instructor.

Walkable neighborhood with public transportation options

Sidewalks make it easy to walk around. "You can walk downtown, you can walk to the bus stop, you can walk to the new YMCA that just opened up last week. And there's not a lot you can walk to in Muncie," he says. "It's nice to walk a couple of blocks down in the summer to get to the free summer concerts at the Canan Commons." State Route 32 — locally known as Kilgore Avenue — borders the neighborhood to the west. IU Health Ball Memorial Hospital is less than 2 miles across the White River. Pedestrians can cross the river on the Jackson Street Bridge, which can experience heavy traffic as drivers head to and from downtown.

First Thursdays and Fire Up DWNTWN

Year-round events bring locals together. Canan Commons turns into a performance venue during the Muncie Three Trails free concert series. Locals stroll along the streets of downtown during the First Thursday art walks. Another popular event is Fire Up DWNTWN, a summertime celebration with hot air balloons, food, live music and games.
