A residential community in a prime location of Murrieta
The Golden Triangle North neighborhood occupies one of Murrieta’s most convenient areas, with proximity to the town square and the city’s commercial development. “It’s considered the part of Murrieta Oaks that meets at the Murrieta Triangle, which is the intersection of the 15 and 215 freeways,” says Kellee Spillman-Malone, a broker with Reliable Realty, who has sold in the area for 20 years. The neighborhood’s location not only provides quick access to shopping centers and restaurants, but also convenience to the Southwest Healthcare Rancho Springs Hospital and other clinics. “It’s great if you’re in the medical field because you have hospitals, so you wouldn’t have to commute into the bigger Southern California cities for work,” Spillman-Malone says. The neighborhood’s main draw is accessibility, both within the Inland Empire and to large metropolitan areas throughout the region.

Spanish Revivals and new housing in the works
Prices tags of $550,000 to $750,000 are typical for Mediterranean-style and Spanish Revival homes, which line the northern tip of the triangular neighborhood. Properties often feature spacious driveways and are fronted with freshly paved sidewalks. Green palm trees contrast with the red-tiled roofs and bring a pop of color against the light stucco facades. Lots with numerous acres, typically in the southern part of the neighborhood, may soar into the million-dollar range. This area consists of dirt roads in need of development, hilly terrain and fenced-in farmland. Condo options and apartments continue to pop up on the market closer to the freeways, and new complexes are expected to hit the market as the city grows.

Shopping and dining plazas off the freeway with chains and local businesses
Though there are many shopping centers off the freeways, the Sierra Vista Plaza sits within the neighborhood and features a Skater Bros. Market, fast and casual dining options, banks and services. Just across the 15, the Murrieta Springs Plaza has additional big-box stores, including The Home Depot and PetSmart. Golden Triangle North has plenty of international chains, as well as proximity to highly rated area classics. The Sizzler has served up sirloin steaks since 1958, and Nonno’s Ristorante is California’s only Italian restaurant to rank on Yelp’s 2023 list of Top 100 Places to Eat in America.

Fire risk and mitigation efforts
The neighborhood faces a moderate-to-high risk of wildfires. To reduce this risk, the City of Murrieta implements several measures, including a weed and brush management code. Property owners must keep their lawns and weeds under 4 inches in height and clear any flammable debris. Those who fail to comply may be subject to property abatement costs imposed by the city.
