Just outside of Allegheny County, Murrysville is known as the “Gateway to Westmoreland County.” A brick sign along U.S. Route 22 proudly displays that motto, and those driving into the suburb from the west will also pass by a tree sign with hundreds of towering evergreens spelling out “Murrysville.” The sign was originally planted by a group of local Boy Scouts in the 1930s and continues to serve as a source of pride for the community nearly a century later. The Y in the sign also honors Murrysville’s rich industrial history and points to the site of the former Haymaker Gas Well, the first commercial natural gas well in the country. While Murrysville is no longer a hub for the natural gas industry, it’s home to just under 21,000 people and is now a sought-after suburb surrounding the U.S. Route 22 corridor. Also known as William Penn Highway, US 22 provides access to Pittsburgh, about 20 miles away. “Murrysville is a very popular area for commuters,” says Sara Leitera, a Realtor with Berkshire Hathaway HomeServices The Preferred Realty with more than 18 years of experience in the industry. “You’re right in the center of things, so it’s a good in-between spot.” In addition to its central location and highway access, Murrysville is part of the top-rated Franklin Regional School District, which Niche ranks as the best school district in Westmoreland County. “Franklin Regional is pretty popular and well-known,” Leitera says.

Murrysville offers a mix of housing styles, options and price tags

Covering just under 37 square miles, Murrysville contains a wide variety of architectural styles and housing options. Ranch-style and bi-level homes are the norm in more established neighborhoods, while New Traditional and custom-built properties are common in newer subdivisions. “You can get a house that has a good amount of yard space with businesses and restaurants nearby,” Leitera says. The median price of single-family homes is around $385,000, comparable to the national average of just under $419,000. Home prices accommodate an array of budgets, with older homes selling for less than $300,000 and newer construction fetching upwards of $700,000. Townhouse developments sit around the outskirts of town, and townhouses typically sell for about $230,000. With a range of prices and plenty of listings, the housing market tends to be less competitive, and most properties sell after an average of two months on the market.

Highly rated schools in the Franklin Regional School District

The Franklin Regional School District earns an overall grade of A from Niche. It consists of a primary school, an intermediate school, a middle school and a high school, all of which receive an A from Niche. Private school options include the Mother of Sorrows Catholic School, which serves prekindergarten through eighth grade. The Murrysville campus of Westmoreland County Community College is less than 4 miles from town and offers a variety of associate degree programs.

Shopping and dining along William Penn Highway

William Penn Highway is Murrysville’s main commercial corridor. A mix of shopping centers, local businesses and restaurants line the thoroughfare, and dining options range from fast-casual chains to longstanding family owned eateries. William Penn Highway also leads less than 10 miles west into Monroeville, the second-largest retail center in Southwestern Pennsylvania. The community is home to attractions like the Monroeville Convention and Events Center and the Monroeville Mall, making it a regional destination for shopping, dining and entertainment.

WCTA bus service, Pittsburgh commutes and access to I-376

The Westmoreland County Transit Authority provides local bus service, with stops concentrated in the southern half of town along Old William Penn Highway, but residents typically rely on their cars to get around. Pittsburgh is about a 20-mile drive away, and commuters can access the Steel City via U.S. Route 22 and Interstate 376. According to data from the U.S. Census Bureau, the average travel time to work in Murrysville is just under 30 minutes. Pittsburgh International Airport is around 36 miles from town.

Murrysville Community Park, golf courses and the Westmoreland Heritage Trail

There are more than 1200 acres of green space in Murrysville, and according to the Trust for Public Land, 47% of residents live within a 10-minute walk of a park. Murrysville Community Park covers more than 300 acres and features an outdoor sports complex, a playground and a splash pad where locals can cool off during the humid summers. The municipality has plans to build an amphitheater in the park, but the project has been put on hold for the foreseeable future due to rising costs. Golfers can play a round at one of several public courses in town, including the Rolling Fields Golf Club, Murrysville Golf Club and Meadowink Golf Course. The Westmoreland Heritage Trail winds through town alongside Turtle Creek, and residents can access the paved path via several trailheads. The Murrysville Community Library has recreational and educational programs for all ages, while Murrysville SportZone offers an indoor sports arena where residents can stay active throughout the snowy winters.

Murrysville Farmers Market and Murrysville Heritage Festival

The community comes together for seasonal festivities like the Murrysville Farmers Market and the Murrysville Concert in the Park series. In October, kids can bring their Halloween baskets to the Westmoreland Heritage Trail for Trick-or-Treat on the Trail. Residents celebrate the holidays with Santa at Sardis, an annual event featuring bonfires, roasted s’mores and sweet treats in Sardis Park. Founded in 1820, Murrysville has a long history intertwined with the Northern Turnpike, a dirt road that transported passengers and goods between Philadelphia and Pittsburgh. The Sampson-Clark Toll House remains standing along what once was the turnpike, and the annual Murrysville Heritage Festival brings locals to the tollhouse and the nearby one-room schoolhouse for a full day of colonial-era celebrations.
