More room to breathe, away from the hustle and bustle
Situated more than 20 miles south of Austin, Mustang Ridge offers a slower pace of life than the city proper. But that’s a large part of its appeal to homebuyers. “The location is the primary draw, for sure,” says Safeco Realtor Esmerelda Colon-Zuniga, who’s been working with clients buying and selling homes in Austin for 20 years. She says the space available here is attracting the attention of developers more and more these days. And for homebuyers, the lower price point, larger lot sizes and proximity to things like the Austin-Bergstrom International Airport and Gigafactory Texas are major pluses. “There’s just more room to breathe here, away from the hustle and bustle,” she says. “But you’re still about 30 minutes from downtown, 10 minutes from the airport and maybe 20 minutes from Tesla, if that’s where you’re commuting.”
A mix of home styles on neat, grid-patterned streets
Most of the vinyl-clad ranch-style homes here were built between the 1980s and ‘90s, but there’s a growing amount of new construction cropping up. In subdivisions like Mustang Mesa and The Meadows at Stallion Run, Traditional and Dallas-style homes built in the late 2010s and early 2020s line the neat, grid-patterned residential streets. Much of Mustang Ridge’s more rural areas feature acreage lots sprawled around small homes and shaded by established trees, but these new communities feature smaller lots with larger homes and fewer trees. “There’s room to expand here, outside the city, so people are beginning to take advantage of that with these new communities,” says Colon-Zuniga. Home prices here vary widely, from $300,000 for a three-bedroom ranch-style home built in the ‘90s to more than $600,000 for a five-bedroom Dallas-style new build.

Students are supported in the transition from middle to high school
Served by schools in the Del Valle Independent School District, many Mustang Ridge students go to Creedmoor Elementary, John P. Ojeda or Del Valle Middle and Del Valle High School. Both Creedmoor Elementary and Ojeda Middle earned C-minus grades from Niche in 2023. That same year, Del Valle Middle earned a C and Del Valle High earned a C-plus. Teens entering their first year of high school attend classes in Del Valle’s Freshman Academy. The ninth grade center campus is designed to support incoming students in their transition from middle to high school.

The Austin airport is about 10 minutes away
This far from Austin proper, there’s no public transportation to speak of here. Most residents get around by car. State Highway 183 and the Pickle Parkway toll road run north-to-south through the area, connecting it to the surrounding metro. The Austin-Bergstrom International Airport is a little more than 9.5 miles north up the parkway, just a 10-minute drive depending on traffic.
Driving to Buda for retail and dining
The closest grocery store is the Creedmoor Country Grocery on Farm-to-Market Road 1625 just under 4.5 miles northwest of Mustang Ridge. The local H-E-B is actually in Buda, more than 12 miles west. “That’s where most people around here go to shop,” says Colon-Zuniga. “There’s a lot more in Buda in terms of retail and dining than there is in Mustang Ridge,” she says. Within a mile of the H-E-B, there’s also a Walmart Supercenter, Cabela’s and a Tractor Supply. All four stores are situated just off Interstate 35.

Entertainment for NASCAR fans and movie buffs
Circuit of the Americas, which is home to NASCAR’s Texas Grand Prix and the Formula One United States Grand Prix, is less than 10 miles north of home. For movie lovers, there’s Doc’s Drive In Theatre just 11 miles west. In south Austin, west of the airport, there’s McKinney Falls State Park. Just over 10 miles north of Mustang Ridge, the park is known as “Austin’s backyard,” and offers everything from camping and biking to bouldering and fishing.
