Beachfront living and teeing off at the neighborhood golf course
Ocean views and resort-style amenities are the defining features of The Village at Nags Head. “It’s a lovely golf course community,” Matt Myatt says, broker and owner of The Myatt Group with Keller Williams who has over 20 years of experience selling in the Outer Banks. “It runs from sound front to ocean front. The golf course is on the sound side, and there's an oceanfront pool and a restaurant.” With a distinctly Nags Head style, this is one of the area’s most desirable neighborhoods for vacationers and those wanting a more permanent home in the Outer Banks. The village has a wooden coastal aesthetic seen in the private piers, gazebos, fences and swinging benches. Homes of all sizes overlook the beach or course, and the shops and restaurants at Outer Banks Mall are just a trolley ride away.

Accessing amenities along the Atlantic Ocean and Roanoke Sound
Village residents have access to amenities on the Roanoke Sound side of the community and the Atlantic Ocean side. Nags Head Golf Links, located on the sound side, provides a challenging Scottish links-style 18-hole course comprising sandy terrain, rolling dunes and wild sea grass. “It’s a little narrow if you’re not the greatest player in the world,” Myatt says, who regularly plays on the course. “Not a lot of room for error. But it’s directly down from the sound and has some killer views while you’re playing.” The course requires membership, but it is optional for residents. Two piers are also located on the sound side, granting boat launching opportunities. Some sound side parks have storage options, displaying stacks of colorful kayaks sitting along the water.
The Village Beach and Tennis Club, located on the ocean side, requires a separate membership from the golf club and includes access to tennis courts, oceanfront pools, an Olympic-sized pool, beaches and designated parking. “Some of the nicest beaches in the Outer Banks are in Nags Head,” Myatt says. In addition to serving as the venue for private celebratory events, the club has recurring community events, including morning water aerobics five days a week, yoga, Zumba, youth summer camps and trivia. On the Fourth of July, Labor Day and Memorial Day, the club hosts a buffet with live music where kids are encouraged to bring a t-shirt to tie-dye. Other amenities include an oceanfront park with a bathhouse and accessibility to a private beach.

Signature wooden shingles unique to the area
"It’s easy to tell when you're in The Village at Nags Head because it’s the only place on the beach that requires a cedar shake roof,” Michael Siers says, a broker with Howard Hanna Outer Banks Realty who has been selling in the area for over 14 years. Cedar wood is known for its energy efficiency and durability during severe weather such as hailstorms, hurricanes, torrential rains and snowstorms.
The Village at Nags Head Property Owners Association requires approval for any changes to a home’s exterior, including paint colors. There’s a mix of modest villas and larger contemporary coastal homes with amenities like elevators and wrap-around porches. Many of the homes here are custom-built. “There are multiple different sizes of homes from three-bedroom to eight-bedroom on the sound front,” Siers says. “There are sometimes nine to 10 bedrooms on the oceanfront.” Prices range from $705,000 to $875,000 for three to four bedrooms. Plots of land sell for $200,000 to $300,000. It’s common for homes in the Village to be rented, including the duplexes in the Sea Pointe section of the neighborhood.

A summer trolley ride around Nags Head
"A trolley system runs through there in the summertime to get people to and from the beach,” Myatt says. The neighborhood is bordered east by U.S. Highway 158, which locals call The Bypass. It crosses the Washington Baum Bridge to Roanoke Island, a trip that will take around 8 miles or 12 minutes to reach the middle of Roanoke Island. “We don’t have many stoplights,” Siers says. “Nags Head only runs about 19 miles long and about a mile wide in its widest spot.” Dare County Regional Airport is about 13 miles or 20 minutes away by car.

Environmental Factors
Whether visiting or living in Nags Head, knowing how to survive a rip current is important. Lifeguards will post red flags when swimming is prohibited. Hurricanes are another environmental concern for those residing in the Outer Banks. “We haven’t had a major one in a long time,” Myatt says. “It is definitely something we keep our eyes on.” Everyone should watch for storm alerts from official sources, have an evacuation kit prepared and know evacuation zones and routes. Residents and non-residents will need a re-entry permit from Dare County Emergency Management during a State of Emergency.
