Character-rich homes and gardens near Downtown Napa
Located just north of Downtown Napa, Central Napa is a scenic early 20th-century neighborhood within walking distance of downtown’s restaurants and entertainment venues. The Alphabet Streets, also called the ABC Streets for their single-letter names, are well known for their established gardens and character-rich architecture. “It’s a perfect blend of wine country living and urban living,” says Carmen Gray, who’s sold homes in the area for eight years and works in Real Estate Investment Sales with Vintage Sotheby’s International Realty. “It’s walking distance to downtown, which is one reason why people love this area. You can immerse yourself in everything Napa — wineries, food, shopping, music. It really is a great location, and there are so many cute homes surrounded by gorgeous greenery and flowers.” The neighborhood’s age is reflected in its houses of worship, including St. John the Baptist Catholic Church and St. Mary’s Episcopal Church, which have both served the Napa community since the 1850s.

Spanish Revival bungalows along the Alphabet Streets
The homes in Central Napa were mostly built between the late 1800s and the 1950s, and in that time, residents have focused on their gardens. A walk down the sidewalk-lined streets here reveals old roses, flowering trees and lush lawns, many behind picket fences or low hedges. Along the Alphabet Streets, Spanish Revival bungalows, Craftsman homes and cottages built from the 1920s through the ‘50s sit close together along narrow streets. “They’re smaller homes, but they have a lot of charm,” says Stephanie Gibson, an associate broker at Golden Gate Sotheby’s International Realty who’s lived in Napa for 43 years. “It’s a very desirable area because of the architecture.” Most have three bedrooms and one bathroom, and they range from 600 to 1,600 square feet. Gray says that the homes often have large backyards, so buyers here often add additions or accessory dwelling units. Prices typically range from $550,000 to $925,000; homes closer to downtown are usually more expensive. Close to downtown, turn-of-the-century Folk Victorian, Spanish Revival and American Foursquare homes are more common. These can have between three and six bedrooms and between 1,100 and 2,900 square feet. Prices typically range from $950,000 to $1.4 million, depending on size and renovations.

Fresh donuts at Butter Cream Bakery & Diner
While Central Napa is within walking distance of downtown, hungry residents don’t have to travel that far for a bite to eat. Each morning, the smell of fresh donuts wafts out of Butter Cream Bakery & Diner, a neighborhood staple since 1948. “It’s part of the old Napa, and it still has the old-fashioned counter,” says Heli Sairanen, a broker associate with Coldwell Banker Brokers of the Valley who’s sold homes in Napa for 48 years. “It’s where people go for their birthday cakes.” At the family-owned Tannya’s Taqueria, diners can enjoy tacos on the patio and watch people walk by on Jefferson Street. Downtown, the Waterfront Seafood Grill serves upscale meals with views of the Napa River. Residents can also explore the Oxbow Public Market, which has over 20 venders and offers discounts each Tuesday for Locals’ Night. The Napa Farmers Market has fresh produce each Saturday and Tuesday, and nearby grocery options include Lucky and Trader Joe’s.

Downtown’s Fourth of July Celebration
The Fourth of July draws big crowds to Downtown Napa. In the morning, a parade of patriotic floats, marching bands and dancers makes its way down 2nd and 3rd Streets. In the afternoon, families gather in Oxbow Commons for free live music and a kids’ zone with games and bounce houses. The party ends after the largest drone show in Northern California.

Project-based learning at New Technology High
Local kids can start school at Shearer Elementary, which earns a C-plus from Niche and serves kids in transitional kindergarten through Grade 8. High school students can attend either New Technology High or Napa High; both earn a B-plus and are within walking distance for most students. While New Technology High is a public school, admission is lottery-based, and the school only accepts 108 freshman each year; once admitted, students enroll in a project-based curriculum with an emphasis on technology.
In 1996, New Technology High School was opened as a 2 year, 11th - 12th grade only school.
Shearer Elementary was named after John L. Shearer, an educator in Central Napa.

Biking on the Napa Valley Vine Trail
The 47-mile Napa Valley Vine Trail, a paved path that connects Calistoga and Vallejo, passes through the neighborhood’s east, offering an alternative way to travel north through the Napa Valley or get to the 350-acre Kennedy Park across the Napa River. Rotary of Napa Community Park, located next to New Technology High, has a fenced half-acre of green space and a playground. Skaters can head to Downtown Napa Skateboard Park to practice tricks on quarter pipes and grind rails, and downtown is also home to the 10-acre Oxbow Commons, a green space with walking paths overlooking the Napa River. Music fans can catch a concert at Blue Note Napa on Main Street, located in the 19th-century Napa Valley Opera House.

The neighborhood is bordered west by Highway 29, which leads 14 miles south to Interstate 80. Main and Jefferson Streets lead less than a mile south to Downtown Napa. The Vine bus makes several stops along Jefferson Street, and the bike-friendly roads are lined with well-paved sidewalks. Providence Queen of the Valley Medical Center is 2 miles north. Napa County Airport, a public airport with no commercial flights, is 8 miles south; San Francisco International Airport is 60 miles south, and San Francisco Bay Oakland International Airport, a smaller airport with mostly domestic flights, is a 52-mile trip.
