A hot spot for food and wine in the Napa Valley
Downtown Napa is now well known for its tasting rooms and Michelin-star restaurants, but it used to be a small agricultural city that was frequently flooded by the adjacent Napa River.
In 1998, the neighborhood was thrown a life preserver when voters approved the Napa River/Creek Flood Protection Project. “After the project, that’s when the big money moved downtown. It really brought the city to life," says Heli Sairanen, a broker associate with Coldwell Banker Brokers of the Valley who’s sold homes in Napa for 48 years. "People used to just drive by Napa on their way to St. Helena. Now people want to stay in Napa.” Downtown Napa’s popular food and wine scene continues to attract new development and crowds of tourists, but some of the old Napa can still be found here. Many restaurants and music venues are located in buildings from the late 1800s, and a walk west reveals Queen Anne homes that have been converted into offices. On 3rd Street, the Gothic Revival First Presbyterian Church is one of the oldest houses of worship in the city; its bell has been heard across the city each Sunday for over 150 years.

Traditional meals at Kenzo and Cole’s Chop House
“Downtown Napa has so many incredible restaurants,” says Carmen Gray, who works in Real Estate Investment Sales with Vintage Sotheby’s International Realty, and has been selling in the area for eight years. “You can never get bored.” For an award-winning meal, diners head to Kenzo, which has earned a Michelin star for its traditional Japanese multi-course dinners. Cole’s Chop House is a classic American steakhouse located in one of Napa’s first commercial buildings. “Cole’s Chop House is very swanky and old school,” Gray says. “There's excellent service, amazing martinis and an old-fashioned bar.” For riverfront dining, locals can have an upscale dinner at The Waterfront Seafood Grill or a casual lunch at the Napa General Store. There are also dozens of winery tasting rooms, as well as wine bars like The Wine Thief, Cadet Wine & Beer Bar and Apero Wine & Spritz Bar.
Along 1st Street, shoppers can find national retailers like Anthropologie, and local clothing boutiques that include Tay & Grace and Boho Lifestyle. Oxbow Public Market has over 20 culinary vendors, selling, Gray says, “everything from spices to ice creams to cheeses to oysters.” Residents can shop for local produce at the Napa Farmers Market each Saturday and Tuesday, or at the biweekly Napa Valley Community Market. Area grocery stores include Walmart in the north, and the Whole Foods Market around 3 miles northwest.

Condos along the Napa River
Most of the available homes here are 21st-century low-rise condos; some overlook the Napa River and sit over well-known Napa restaurants and businesses. These can have one to three bedrooms and range from 500 to 1,700 square feet, plus parking for one or two cars. Depending on their square footage, prices for one-bedroom condos range from $550,000 to $725,000, while two- and three-bedroom condos range from $1.1 million to $1.5 million. Monthly homeowners association fees range from $380 to $620, covering shared costs like elevator and grounds maintenance. There are some single-family homes in the neighborhood’s west, but these have been turned into offices and businesses.

Locals’ Night at Oxbow Public Market
Residents here can take advantage of regular happy hours and live music events at restaurants around the city. “We all look for a good happy hour,” says Stephanie Gibson, an associate broker at Golden Gate Sotheby’s International Realty who’s lived in Napa for 43 years. “Probably 60 to 70 percent of downtown restaurants offer happy hour, and maybe 20 percent have regular music nights.” One of the most popular events is Locals’ Night at Oxbow Public Market, which has discounts and specials from each vendor. On Friday evenings in the summer, people crowd into Veterans Memorial Park to listen to local bands at the Fridays in the Park free concert series.

Live music at Veterans Memorial Park
Downtown Napa has plenty of ways to get outside and connect with nature. Residents can stroll the paved paths at the 10-acre Oxbow Commons, which was built during the Napa River/Creek Flood Protection Project to create a place for the Napa River to safely flood. The 47-mile Napa Valley Vine Trail, a paved multi-use path that connects the Valley, heads north to Calistoga and south to Vallejo. The Downtown Napa Skateboard Park has a playground, as well as skating obstacles like quarter pipes and grind rails. Veterans Memorial Park by the river has an outdoor amphitheater that regularly hosts concerts. Music fans can also head to Blue Note Napa, located in the 19th-century Napa Valley Opera House, or to Uptown Theatre, an Art Deco venue that also hosts comedians.

Within a mile of Highway 29 and Silverado Trail
Highway 29 and the Silverado Trail are both within a mile and lead 13 miles south to Interstate 80. To get around the city, residents can take the Vine bus, cycle along the bike lanes, or walk the well-maintained sidewalks. Providence Queen of the Valley Medical Center is 3 miles north. Napa County Airport, a public airport with no commercial flights, is about 7 miles south; San Francisco International Airport is 58 miles south, and San Francisco Bay Oakland International Airport, a smaller airport with mostly domestic flights, is a 50-mile trip.

The Napa River/Creek Flood Protection Project
Downtown Napa is bordered east by the Napa River. The neighborhood used to be at risk for regular flooding, but the Napa River/Creek Flood Protection Project has removed Downtown Napa from the FEMA flood map. This project reduces flooding by using a "living river strategy," embracing environmentally friendly principles like retaining the river’s natural curvature and reconnecting it to its floodplain.
While flooding in the neighborhood has been resolved, residents here may experience occasional reduced air quality from nearby wildfires; the neighborhood has a low risk for direct effects. Residents can sign up for Nixle alerts to stay up to date on active fires in the area.
