The Fuller Park neighborhood and its neighbor to the east, Napa Abajo, make up the Napa Abajo-Fuller Park Historic District, a living museum of turn-of-the-century architecture with nearly 300 homes on the National Register of Historic Places. The neighborhood was founded in the mid-1800s, before Napa was incorporated. “History is something that really hooks some people,” says Heli Sairanen, a broker associate with Coldwell Banker Brokers of the Valley who’s sold homes in Napa for 48 years. “In some places here, you can see the steps to the curb that were for horses and carriages.” The distinctive homes here attract regular walking tours and popular annual events, like Napa Porchfest. The neighborhood is also known (and named) for the 10-acre Fuller Park, a popular city park that's usually full of children playing and residents relaxing in the shade. Nearby houses of worship include St. Mary’s Episcopal Church and Congregation Beth Shalom. There are several shopping and dining options within the neighborhood, and Downtown Napa is within walking distance.

Early 20th-century Queen Anne houses with original details

The tall sycamore, maple and redwood trees that shade Fuller Park’s sidewalks show the neighborhood’s age just as much as its late 19th- and early 20th-century homes. At the northern end of this historic district, common home styles are Folk Victorian, Queen Anne and Craftsman. Many of these homes’ detached garages and carriage houses have been converted into accessory dwelling units; buyers who want to make renovations like these need to obtain approval from both the historical society and planning department. “It can be tough going through our Planning and Building Department,” says Stephanie Gibson, an associate broker at Golden Gate Sotheby’s International Realty who’s lived in Napa for 43 years, “but I really commend Napa for respecting and being a steward of the historic district.” In the north, prices for historic homes with preserved original details can range from about $950,000 to $2.3 million, while fixer-uppers can cost between $575,000 and $600,000. Minimal traditional, cottage-style and Spanish Revival-style homes built between the 1920s and ‘40s are also available, and midcentury ranch-style homes can be found further south. Prices for these homes range from about $600,000 to $900,000.

Fuller Park’s rare trees

The 10-acre Fuller Park has been the neighborhood’s central gathering place for over 100 years. “It's heavily used during the daytime, with lots of children and grandparents. There are picnics and family gatherings on the weekends,” Sairanen says. The picnic tables are often full, and the playground is a popular hangout for neighborhood families. A quarter-mile paved path circles the park, taking dog walkers and joggers past a rose garden and huge trees. “There’s a good variety of imported trees, and there are walking tours for tree identification,” Sairanen says. “Some trees are very rare, not native to the Napa area.” The 5-acre Playground Fantastico to the east is known for its elaborate playground, with colorful playhouses and castle-like climbing structures. Residents can also head north to Downtown Napa to catch live music at numerous venues, including Blue Note Napa, Uptown Theatre and Veterans Memorial Park.

Local restaurants at Food City

Fuller Park has several dining options right within the neighborhood. The Food City Shopping Center was one of the city’s first shopping centers in the 1940s, and it’s now home to new local businesses. Naysayer Coffee Roasters sells freshly roasted beans, espresso drinks and pastries. At La Hacienda Napa Bar and Grill, diners can indulge in huge plates of Mexican comfort food. Closer to downtown, Winston’s Café and Bakery is known for breakfast and lunch sandwiches. Along 1st Street downtown, residents can shop for a new outfit at national retailers or the Community Projects Thrift Shop, which donates its proceeds to local causes. Nearby grocery stores include the local Food City Market and Raley’s to the east.

Dancing in the streets at Napa Porchfest

Each July, music fills the air during Napa Porchfest, a free event where local musicians play on the porches of the neighborhood’s historic homes. Thousands of people come out, and streets are closed to accommodate the crowds of dancers that form around each house. “The streets are totally crowded with people,” Sairanen says. “Some people set out chairs on the street and sit there and listen to music.” Past Porchfests have had over 70 bands set up throughout the neighborhood. “There are food trucks all around Fuller Park doing pizzas and churros,” Gibson says. “Some people are on bikes, but most are walking around, sipping water and cocktails, listening to the bands.”

Mock Trial at Napa High

Local kids can start school at Shearer Elementary, which serves students from transitional kindergarten through Grade 8 and earns a C-plus from Niche. At the B-plus-rated Napa High, students can join 25 clubs, including Robotics and Mock Trial. Private options include the A-rated Napa Christian, a Seventh-Day Adventist school located within the neighborhood that serves kids in kindergarten through Grade 12.

Just south of Downtown Napa

The neighborhood is bordered south by Imola Avenue and west by Highway 29; the latter leads 13 miles south to Interstate 80, and north to the rest of the Napa Valley. Downtown Napa is just north, and residents can get there on the Vine bus, or along bike-friendly roads with well-maintained sidewalks. Providence Queen of the Valley Medical Center is 3 miles north. Napa County Airport, a public airport with no commercial flights, is 7 miles south; San Francisco International Airport is 59 miles south, and San Francisco Bay Oakland International Airport, a smaller airport with mostly domestic flights, is a 51-mile trip.

Flood zone in the south

The Napa River is just east of Fuller Park. Some areas in the neighborhood’s south are in a flood zone where homeowners may be required to purchase flood insurance and obtain special permits for construction projects. The last major flood here was in 2005, and the Napa River/Creek Flood Protection Project has reduced flooding since then. New floodwalls are planned for the Napa River to the east, with construction expected to begin in 2027. Fuller Park has a low risk for wildfire, but air quality may occasionally be affected by nearby fires. Residents can sign up for Nixle alerts to stay informed about active fires in the area.
