Shevland Ranch
Starter homes near Highway 29
Located 2 miles from Downtown Napa, Sheveland Ranch is a small suburb next to Highway 29. With only two roads into the neighborhood from major local thoroughfare West Imola Avenue, the homes here have a secluded feel. “The best part about Sheveland Ranch is you get a lot for your money here,” says Virginia Morse, a Realtor with Coldwell Banker Brokers of the Valley who’s been selling homes in Napa for 16 years. “There are relatively new properties with a lot of square footage, and the price range is under $800,000. It’s a good starter home area, and it has easy freeway access.” The neighborhood is near the popular Playground Fantastico, and the shops and restaurants in the River Park Shopping Center add to the neighborhood’s convenience. Nearby houses of worship include St. Thomas Aquinas Roman Catholic Church, Napa Valley Lutheran Church and Congregation Beth Shalom.
Townhouses and midcentury modern homes
Midcentury modern and minimal traditional homes line Sheveland Ranch’s wide, sunny streets, with yards large enough for an ornamental tree and paved driveway. Homes here don’t come on the market often, and according to Morse, these can cost between $650,000 to $800,000.
To the south, buyers can find townhouses built in the 2000s. “It’s high-density townhouse-style living with small yards and two-car garages,” Morse says. “They are nice and relatively modern.” A three-bedroom townhouse can cost between $617,000 and $824,000.
The neighborhood is also home to the Meadows of Napa Valley retirement community, which offers independent and assisted living, memory support and a rehabilitation center.
