When it comes to talking about the advantages of living in the Brook Crossing neighborhood in Naperville, John Stich, a Realtor with Worth Clark Realty, says two major factors come to mind: “Homes are lower priced in this neighborhood, as compared to other areas of Naperville, and the school system is top-notch,” he says. “Voters recently approved a $420 million bond referendum to make improvements throughout the school district. That’s a lot of money, but people insisted that there continue to be an investment in the schools.” The neighborhood is 5 miles south of downtown Naperville and about 40 miles southwest of Chicago.

Two schools in the Brook Crossing neighborhood
Living in Brook Crossing means access to Indian Prairie Community School District 204, an A-plus-rated district according to Niche. It’s also the 29th-best school district in the United States out of over 10,000. Clow Elementary and Gregory Middle School are within the neighborhood and receive A-plus ratings. Neuqua Valley High School is also rated an A-plus and has an average 98% graduation rate. Students have several organizations to consider joining, including Youth and Government and Girls Who Code clubs. “There is a lot of turnover in this neighborhood. People will live here, send their kids through the school system and then put their house up for sale,” Stich says. “They don’t mind paying the larger property tax bill for being in the school district.” Wheatland Salem Christian Academy is a private kindergarten in the Wheatland Salem Church on 95th Street.
Robert Clow Elementary School is a top-rated, public school located in Naperville, IL.
Gordon Gregory Middle School has a student-teacher ratio of 15 to 1.

Competitive home prices for Naperville
The neighborhood started to rise in the 1980s, as developers built various four-bedroom homes in new subdivisions. “The same builder built them, so many have identical floor plans,” Stich says. “On the outside, there are differences, so it’s not like every home on every block looks the same.” Many of the designs are contemporary traditional, with some split-level. Price ranges go from $370,000 to $800,000, with a few large homes in the Sutton Place subdivision selling for over a million. “A four-bedroom house in a nearby neighborhood may go for $675,000, while a fully renovated house here is under $600,000,” he adds. “For those that need updating, the price is around $450,000. That’s an excellent price for Naperville.” While the area is mostly comprised of large single-family homes that often span more than 2,000 square feet, the community also includes a small townhouse community with more affordable housing options. Only a couple have sold in the last year, both at around $400,000. The CAP crime score index for Brook Crossing is 1, well below the national average of 4.

More retail and restaurant options west on 95th Street
Rosati’s Pizza, near the intersection of 95th Street and Book Avenue, offers thin-crust and Chicago-style deep-dish pizza, wings and sandwiches. Traverso's Italian Restaurant, which has been in the area since 1993, provides more pizza options and a variety of Italian dishes. Moose & Me Baking Company opened in November of 2023 and is a unique bakery that employs bakers of all abilities. Supermarkets such as Amazon Fresh and Jewel-Osco are Grocery store options are farther west in a series of shopping centers around the 95th Street and Route 59 intersection. Retail stores such as Half Price Books, Costco, Lowe’s and The Home Depot are also along Route 59 near the Fox Valley Mall, which has 150 stores and has been around since 1975.

Brook Crossings Park connects to a larger prairie
At the southeast corner of the neighborhood, Brook Crossings Park is at the corner of 95th Street and Plainfield-Naperville Road. It’s a popular place in the winter due to the sledding hill. But there is also plenty to do when there’s no snow. Goose Lake allows for fishing and a large grassy area where a picnic lunch can be spread out. Springbrook Creek connects to Goose Lake to the south and Springbrook Prairie to the north. The 1,800-acre forest preserve and marsh has trails, a dog park, a place to fly remote-controlled model airplanes and plenty of chances to see wildlife. “We’re lucky to have this place in the middle of a major metropolitan area,” Stich says.

Proximity to downtown Naperville
Downtown Naperville offers more recreational and retail options. The 2-mile path of the downtown Riverwalk is for foot traffic only. There are two farmers’ markets. The location on 5th Avenue near the Metra station is open from June through November. The Naper Settlement Farmers Market operates every Tuesday from 3 to 7 p.m. from late June through mid-September. It’s located on the campus of the open-air museum. The Naperville Metra station is downtown, with an hour ride into Union Station in Chicago. The closest place to catch the Pace public bus is on Route 59, about 2 miles west. The nearest medical center is Endeavor Health Edward Hospital. The neighborhood is about 30 miles from the two major Chicago area airports, O’Hare and Midway International.
