Downtown Naples is a neighborhood along the lapping shores of the Gulf of Mexico, but the area’s vibrant shopping centers and upscale restaurants have drawn comparisons to a famous Californian street. “When you’re walking around downtown, you feel like you’re on Rodeo Drive,” says Jamie Rossi, sales associate with Downing Frye Realty. “Fifth Avenue is just loaded with very high-end, first-class establishments.” Walkability is a huge factor in the neighborhood, and residents live within a few blocks of the sandy shores of Naples Beach. While many residents are seasonal, those sticking around have access to highly rated schools in the Collier County Public School District. The neighborhood is prone to hurricanes and was directly struck by Hurricane Ian in 2022, but quick recovery efforts brought Naples back up to speed. “We were open two weeks after the storm,” Rossi says. “The response in Collier County was incredible.”

Fifth Avenue South is the neighborhood's crown jewel, and the historic shopping district has captured visitors' attention since it began to develop in the 1920s. “There’s such a variety of cuisines like Italian, Persian, French and American. You can go out every night of the week and have food from a different cuisine,” Rossie says. Conversation flows like the glasses of red and white wine from Caffé Milano, a popular Italian eatery serving pizza and pasta in a modern, upscale setting. Down the street, Ocean Prime serves up fresh catches straight from the Gulf of Mexico. Fine dining is only half the appeal of Fifth Avenue, as the street is noted for its extensive shopping, ranging from local boutiques to high-dollar jewelry stores. Furthermore, artists can flex their creative muscles at numerous art galleries like Art on Fifth Ave Naples, A Procaccini Gallery. Wynn’s Market along Route 41 provides the neighborhood with weekly groceries and fresh produce. The NCH Baker Campus is close to most residents and features an array of medical facilities, including cardiac rehabilitation and orthopedics.

High walkability with transportation routes nearby
Many of Downtown Naples’s popular attractions are within walking and bicycling distance of most residents. Naples Municipal Airport is across the bay and offers public business class flights, while larger commercial airliners can be found at Southwest Florida International Airport, 34 miles away. Route 41 runs through the neighborhood, and Interstate 75 connects to Fort Myers in the north and Fort Lauderdale in the east. The Collier Area Transit (CAT) also services numerous bus routes throughout the neighborhood.

Year-round sunshine grants residents year-round recreation opportunities. The neighborhood is very active, and nearby public parks and beaches are a big reason for this. Cambier Park anchors recreation within the neighborhood, and the numerous athletic facilities, including a lighted basketball court and tennis center, are just the tip of the iceberg. Cambier Park hosts a concert series throughout the year and is home to the National Champions – Greater Naples Girls Little League. Direct beach access is under a mile away. Animal lovers will feel right at home among the numerous wildlife exhibits at Naples Zoo, just north of the neighborhood. The average home price is around $2.1 million, and listings can be hard to come by. The most common housing available are luxury condos and townhouses, which begin pricing at $900,000. Waterfront ranch-style builds from the 1960s back up to canals and boat docks in the northern section of the neighborhood, while single-family residences with coastal contemporary architecture line the streets closer to Fifth Avenue. Mangrove Bay presents another type of lifestyle within the neighborhood as the gated community offers expansive waterfront builds with private swimming pools. The Collier County Public School District serves the area and was ranked the fifth-best public school district in the state of Florida by Niche. Lake Park Elementary and Gulfview Middle School both received an A rating on Niche. Gulfview Middle School earned a gold rating as a positive behavior support model school for several years in a row. Naples High School offers several advanced studies programs, including the Florida Gulf Coast University Accelerated Collegiate Experience, which allows high schoolers to attend the university as full-time students.
