Emerald Lakes is a small, planned community of single-family homes and condos conveniently tucked into North Naples. Developed in the early 1990s, the neighborhood offers a tranquil Southwest Florida setting anchored by a pair of lakes. Residents of this active community enjoy residential solitude while being just minutes from the beach, top-rated schools and shopping centers. “If you’re looking to live on the water in an affordable community with friendly neighbors that is in the center of everything, this is a great place to consider,” says Jo Ellen Nash, president/broker of Naples Luxury Real Estate Group and community resident.

"New blood" is moving in and renovating many of the homes

Waterfront views are standard among the community’s housing, most of which surrounds two lakes. Sidewalks provide appealing walkability along quiet streets lined with palm trees and other native greenery. The few single-family homes that are not on the water offer the added privacy of cul-de-sacs. Spanish Mediterranean architectural motif is prominent, and each home features a driveway and attached garage. Yards are small but well-maintained, and backyards are large enough for pools. The community is in the beginning stages of a transition, as many of the original homeowners are aging out and moving on. Nash has upgraded and sold several homes in the community, which she describes as a hodge-podge. “We have older homes that haven’t been touched, and when the new blood comes in, the first thing they do is renovate the homes,” she says. “Slowly the neighborhood is changing and becoming more upscale.” Nash says the market for homes on the lake is tight, as fewer than four sell each year. Prices range from the low $600,000s to the low $800,000s. Condos range from the low $300,000s to the low $400,000s. Monthly HOA fees are $117 for single-family homes. They range from the mid-$400s to the mid-$500s for condos. The risk of flooding is moderate, but wind damage is a concern during hurricane season. The community’s website offers helpful information on where to purchase insurance and how to save money through wind mitigation credits.

Activity centers around the clubhouse and the largest spring-fed lake in Naples

The clubhouse graces the shores of the community’s larger, 55-acre lake. “It’s the largest spring-fed lake in Naples,” Nash says. “We’ve got sea turtles, fish and birds. You can paddle board, canoe and kayak. You can even have non-motorized boats.” A pool and courts for tennis and pickleball top the surrounding resort-style amenities. The clubhouse offers a fitness room, ping pong and billiards. “Certain people want that sense of community,” says Matt Bianchini, a real estate agent with Compass Florida LLC and resident of the nearby Naples Park neighborhood. “These small communities are a way to meet people and be social.” The beaches of the Gulf Coast waterfront are less than 5 miles away. Residents can hop on Vanderbilt Beach Road just outside the community and drive directly to the beach. The beach is the highlight of nearby Delnor-Wiggins Pass State Park, a setting that also appeals to boaters, anglers, hikers and geocachers. North Collier Regional Park is an amenities-filled sports complex with soccer fields, ballfields and a water park. Golf courses can be found throughout North Naples.

Galleria Shoppes at Vanderbilt, Mercato among nearby shopping centers

The Galleria Shoppes at Vanderbilt in neighboring Pelican Marsh is home to the popular fusion of Flaco’s Mexican Specialties and Steakhouse. San Giuseppe Pizza is a highly-rated eatery in the nearby Naples Walk shopping center, which is anchored by a Publix. Residents also can make the quick trip to Mercato, a modern shopping center that features boutique shops, restaurants and a movie theater. The commercial center also features live music each night and hosts events that include concerts, car shows, holiday celebrations and festivals. The upscale stores at the Waterside Shops are less than 5 miles away. “Pretty much everything you can imagine is within 15 minutes,” Bianchini says.

Pelican Marsh Elementary, Pine Ridge Middle and Barron Collier High schools are A-rated

Students are served by Collier County Public Schools, a district that earns an A from Niche. Pelican Marsh Elementary, Pine Ridge Middle and Barron Collier High are all A-rated schools. The high school offers the Cambridge International program and features career academies in arts and technology, business, engineering and health sciences.

Nearby highways provide convenient access to regional travel

Residents can catch the bus along Airport-Pulling Road. NCH North Hospital is less than 4 miles away. The neighborhood is centrally located between Tamiami Trail, also known as U.S. Highway 41, and Interstate 75. Both major roadways provide direct access to Fort Myers and Cape Coral. The Southwest International Airport in Fort Myers is about a 25-mile drive.
