Life just means more in Moorings. One of the first communities developed in Naples, the waterfront enclave has an eclectic mix of housing and a location that keeps things quiet. “The Moorings is uniquely positioned West of US 41 and is situated one mile from the beach,” says Rex Miller, luxury real estate professional at William Raveis Real Estate. “You really don’t have to deal with the fray of heavier traffic, and a lot of people purchase golf carts to head up and down this quiet section of Naples.” Residents can also avoid the crowd of public beaches as The Moorings Property Association offers members private beach access to the nearby Gulf of Mexico. The neighborhood is popular for boaters and many bayside properties have private boat docks. While most residents are seasonal, those sticking around have access to highly rated schools in the Collier County Public School District. Southwest Florida is prone to hurricanes and was directly struck by Hurricane Ian in 2022. However, the area recovered quickly, and older buildings were rebuilt with updated FEMA building codes.

Private beach access and a members-only golf club
Residents have an abundance of recreation opportunities right in the neighborhood. A private beach membership is optional for those who want to beat the crowds of the public beaches found to the north and south. “The beach is beautifully landscaped and it’s a very nice amenity to have for the neighborhood,” Miller says. “If you live outside of Moorings, you cannot use that beach.” Naples is “the golf capital of the world,” and Moorings provides residents with a distinct advantage. The Moorings Golf & Country Club is a private, member-owned club that offers residents golf and social memberships. While other golf courses have waitlists of up to three years, residents can skip the line and swing away on 18 expertly manicured holes. The course has a weekly couples Twi-night golf event and men's and women's leagues. Nearby, Fleischmann Park has multiple athletic facilities, including lighted baseball diamonds and volleyball courts.

Waterfront estates and beachfront condos
Moorings is split into two sides, the gulf side and the bay side. Luxury condos with beachfront views line the western half of the neighborhood. However, the area’s Gulf Coast character is displayed in the architectural diversity found on the bay side. New coastal contemporary mansions and Spanish-revivals line the winding canals and come with private swimming pools and boat docks. Farther inland, ranch-style houses from the 1970s sit next to contemporary builds with Mediterranean-influenced designs. One thing that remains constant is the well-manicured front lawns and extensive landscaping. Numerous empty lots are also available for those looking to build their dream home. Prices for a luxury condo begin at $600,000, while inland residences range between $5 million and $10 million. Waterfront estate prices range anywhere between $7 million and $15 million.
