Naples Park is one of the few neighborhoods west of U.S. Highway 41, also known as Tamiami Trail, that offers classic Southwest Florida living for less on average than some of its neighbors. Residents here are just minutes from the beach and enjoy easy access to shopping and dining. “It’s location, location, location,” says Meg Titcomb, a Realtor with John R. Wood Christie’s International Real Estate and neighborhood resident. “You’re paying to be close to the beach, and it’s so centrally located and convenient, whether you are here for work or play. To be able to get a single-family home for a million dollars or less that close to the beach is nearly impossible in Naples. So, in that sense, it is a unique neighborhood.”

Prices, proximity, no HOA restrictions make the neighborhood attractive
This neighborhood has more than 3,000 homes densely packed on an easy-to-navigate streets. There are no sidewalks, but the roads are wide, making it easy to get around. “With proximity to the famous Vanderbilt Beach, you can walk or ride your bike there from pretty much any house in the neighborhood,” Titcomb says. There are no HOAs. “You can do whatever you want with your house, and a lot of people are looking for that freedom,” Titcomb says. “There’s not a lot of that in Naples.”
The combination of being close to the beach and not being restricted by an HOA is also attractive to investors, who buy older homes and replace them with newer, larger models that can be sold for a profit or used as rental properties. These homes are slowly changing the face of the neighborhood, but smaller traditional homes and mid-sized ranch options remain prominent. “It’s still a quaint neighborhood,” Titcomb says.
Older models cost between the high $500,000s to about $1 million. Contemporary model homes range from $1 million to $1.5 million. New multi-level homes that stand out for their mix of modern and coastal transitional styles typically range from $1.5 million to $4 million-plus, with the most expensive closest to the beach. “Considering you’re a mile from the ocean, the prices are pretty reasonable,” says Matt Bianchini, a real estate agent with Compass Florida LLC who also lives in Naples Park. The tradeoff for being so close to the water is that insurance prices will reflect the major risks of flooding and wind damage during hurricane season. Several homes were seriously impacted by Hurricane Ian in 2022. Those homes were then sold to investors, which benefitted both the buyer and seller.

Easy access to Vanderbilt Beach, Delnor-Wiggins Pass State Park
Vanderbilt Beach is easily accessible from the south side, while the beaches at Delnor-Wiggins Pass State Park are more convenient from the north side. “It’s great that you have two choices just a couple of miles apart,” Bianchini says. “Vanderbilt Beach can get very, very busy, so the state park is a nice change of pace.” The state park is also a haven for boaters, anglers, hikers and geocachers. Residents also have access to several nearby golf courses and North Collier Regional Park, the latter of which offers nine soccer fields, five ballfields and a waterpark.

Mercato is a highlight of nearby shopping and dining destinations
Mercato is a contemporary commercial development that borders the neighborhood. “There’s a lot of restaurants, high-end shopping and nightclubs,” Bianchini says. “There’s also a Whole Foods, so there’s something for everyone.” Top dining destinations include The 239 Naples, a highly-rated New American restaurant, and Bar Tulia, an Italian-inspired gastropub. Alamo Drafthouse Cinema is a highlight of the entertainment options. Mercato also offers live music nightly and hosts regular events that include concerts, car shows, holiday celebrations and festivals. Tamiami Trail is lined with additional retail and dining options, including the Granada Shoppes mall.

Naples Park Elementary among three A-rated schools students can attend
Students can attend a trio of top-rated Collier County schools. Nearby Naples Park Elementary earns an A-minus from Niche. Pine Ridge Middle and Barron Collier High are A-rated schools. Highways make regional travel easy
Buses run regularly along Tamiami Trail and Immokalee Road, which forms the neighborhood’s northern border. Both Tamiami Trail, also known as U.S. Highway 41, and Interstate 75, which is about 5 miles away, provide access to Fort Myers and Cape Coral about 30 miles north. NCH North Hospital is minutes away on Immokalee Road. The Southwest Florida International Airport is a 25-mile drive directly up I-75.
Tamiami Trail runs right past Naples Park and has an assortment of shopping opportunities on it.
Naples Park is located right down the street from I-75 for a quick commute out of town.
